(From a Realtor who has seen it all)

Let me say this first —
Most sellers aren’t dishonest.

But they are trying to get top dollar.

And sometimes that means making things look better than they really are.

Here’s what I always look for 👇

1️⃣ One Room That Looks “Too Fresh”
If the house feels older… but one wall or one room is freshly painted — I pause.
Fresh paint in just one section can mean:
• Past water leak
• Crack repairs
• Stains being covered
• Patch jobs

Paint is cheap. Structural repairs are not.

2️⃣ Rugs in Strange Places
Living room rug? Normal.
Rug in the middle of a hallway? Suspicious.

I always check underneath.
Rugs can hide damaged flooring, loose tiles, stains, or uneven surfaces.
You’re allowed to look — this is a major investment.

3️⃣ Overpowering Fragrances
One candle for staging is fine.
Plug-ins in every outlet? That’s a cover-up.

Strong smells can hide pet odor, smoke, mold, mildew, or damp basement air.
If it smells like a perfume store, I start asking questions.

4️⃣ Furniture Placed “Too Perfectly”
Bookshelf tight against the basement wall.
Dresser blocking half a bedroom wall.

Sometimes it’s hiding cracks, moisture marks, wall repairs, or foundation issues.
I always check behind.

5️⃣ Basement Dehumidifier Running Full Blast
If it’s working overtime during a showing, that’s a sign.
Basements shouldn’t need emergency-level moisture control.

I ask about water history, past repairs, and insurance claims.
Documentation matters.

6️⃣ “It’s Not Working Right Now”
Hot tub closed.
Pool pump off.
Furnace being serviced.

If it doesn’t work during the showing, I assume it doesn’t work — until proven otherwise in writing.

Here’s the truth 👇
This doesn’t mean the house is bad.
It doesn’t mean the seller is shady.

It means you need experience walking in with you.

In today’s market, details protect you.
