Blower door test in progress! Our energy advisor, Scott, is using a 300 Passive-House System to measure air leakage and evaluate the airtightness of this unit. A well-sealed building envelope improves energy efficiency, reduces drafts, and helps meet Step Code or Passive House standards.

Capture Energy was proud to support this newly built Net Zero duplex in Point Grey as the project’s Energy Advisor to achieve CHBA Net Zero certification.

From early-stage energy modeling to final verification, we worked closely with Modella Developments to ensure this home performs as beautifully as it looks.

The images shared here are part of a small section from a 2-hour presentation we delivered with DeepGreen Developments through HAVAN’s education series, highlighting the integrated design process and embodied carbon strategies behind this one-of-a-kind Net Zero build. We are proud to have played a role alongside the incredible team of Smithcraft Architecture, Best Builders, Verma Dexonstruction, Kiwi Panels, and more who are making the vision of DeepGreen Developments a reality.

This project reconstructs a 117-year-old character home with suite in Vancouver, plus a new 4-bedroom Net Zero infill house. Both buildings meet the CHBA Net Zero Label requirements, making it the first character-heritage home in Canada to achieve this certification.

Our role extended beyond operational energy use. We supported the team in evaluating material choices, contributing to a 46% embodied carbon reduction for the renovated home and a 64% reduction for the new infill — well below baseline targets.
The 1908 Colonial Revival Cottage home has lots of character with its hipped roof with bell-cast flare, original narrow lap siding, shiplap, and old growth full-span fir joists. It was important to the developer that this be preserved and carefully expanded to match the scale of the surrounding neighbouring homes.
