Thinking of renovating before selling?
Be careful.
These upgrades rarely give full return:
❌ Full kitchen remodel
❌ Luxury landscaping
❌ Trend-heavy cosmetic changes
Strategic prep > expensive upgrades.
If you’re considering selling, talk to an agent before you spend money.

Thinking about more space for your growing family? 2026 might be the perfect time to make that move.
You’ve likely been keeping an eye on Toronto’s condo market and noticed how things have been shifting. Condo prices have dropped about 8.2% in the past year, and with so many people rushing to sell, there’s more inventory than previous. But what does this mean if you're considering relocating or upsizing?
For families considering something more than a condo, like a townhouse or a single-family home, this shift can be a great opportunity. As the condo market experiences its challenges, the prices for townhouses also fell by 8.3%, making more spacious living possible for many families. Imagine having more room for the kids to play, a backyard for get-togethers, or that extra guest room you’ve always dreamed about!
Look Beyond City Centers: Take advantage of this lull and consider locations within the Greater Toronto Area (GTA) or even places like Durham or Northumberland. These areas offer more space without sacrificing accessibility.
Focus on Family-Friendly Neighborhoods: Areas close to schools, parks, and community centers are especially appealing if you’re thinking about the family-friendly lifestyle. Walk to schools or let the kids play around the neighborhood with minimal stress!
Interest Rates Might Favor the Buyer: With hints that the Bank of Canada might cut interest rates this year, lower borrowing costs could make purchasing that larger home more manageable than ever.
Keep Future Growth in Mind: While current conditions are favorable, remember that real estate should be a long-term investment. Consider the future development plans of the area, which can further enhance the value of your new home.
If you're ready to find a home with more room to grow, let’s chat! Send me a message, and I’ll help you navigate this market so you can focus on starting your next chapter comfortably.

🚨 Did you know that carbon monoxide, the "silent killer," is responsible for over 80% of related injuries and deaths in Ontario homes? It's a startling fact, but there's something we can do to keep our families safe.
In Toronto, a new law is in effect on January 1, 2026, requiring carbon monoxide alarms in every sleeping area and on every floor of your home. Whether you're a landlord, tenant, or looking to invest, it's key to understand these laws to protect your loved ones.
Install Alarms Near Sleeping Areas: Place CO alarms in hallways near bedrooms to ensure that they’re heard clearly, even when you’re asleep.
Place Alarms on Every Floor: It's not just about bedrooms anymore. The law mandates having alarms on each floor, including those without bedrooms, like the basement or attic.
Use the Right Type of Alarm: Whether you choose hardwired, plug-in, or battery-operated alarms, follow the manufacturer's instructions to ensure they work properly.
Regular Maintenance Checks: Keep alarms in tip-top shape with annual tests and maintain power supplies. Tenants should report any issues to landlords immediately, disabling alarms is a no-go!
Stay Informed and Compliant: Landlords must act urgently to avoid hefty fines or even jail time. They should also schedule annual inspections for any fuel-burning appliances.
