A deposit is paid by a Buyer on the successful agreement of the purchase/sale of a home, and is apart of the final purchase price.

It provides security to the Seller – a deposit ensures that the buyer has a stake in the agreement and something to lose if they walk away and refuse to close on a purchase.

In Ontario, a deposit is usually paid by certified cheque or money order and is usually 5% of the purchase price within 24 hours of an Agreement of Purchase and Sale (APS) being accepted, unless it’s otherwise specified and agreed-to.
