Bill 97 Has Taken Effect ~ Ontario Rental Rules Have Changed ⁠

As of July 1, 2026, key changes under Bill 97 are now in effect, impacting both landlords and tenants.⁠

Here's what you need to know:⁠

A/C Rights: Tenants can now install window or portable A/C units (with written notice and proper installation). If hydro is included in the rent, landlords may recover the actual seasonal electricity costs.⁠

Renovation Evictions: Landlords must provide a qualified professional's report proving the unit must be vacant for major renovations, keep tenants updated throughout the process, and honour the tenant's right to return.⁠

Landlord's Own Use: If a tenant is evicted because the owner or an eligible family member plans to move in, they must actually occupy the property within the required timeframe—or the eviction may be presumed to have been made in bad faith.⁠

Whether you're a landlord, tenant, or real estate investor, it's important to understand these new rules and your rights and responsibilities.⁠
