The Greater Toronto Area housing market continued to gain momentum this spring, with home sales increasing 7% year-over-year in April 2026 while new listings declined by 9.3%. This tightening in market conditions suggests buyer activity is picking up as confidence slowly returns to the market.

๐Ÿ’ฒ Average selling price: $1,051,969
โฌ‡๏ธ Average prices remain down 4.9% compared to April 2025

๐Ÿ“Š MLSยฎ HPI benchmark down 6.6% year-over-year
With lower home prices and improved borrowing conditions compared to last year, many buyers are taking advantage of increased affordability and negotiating power. At the same time, sales are now rising faster than new listings month-over-month โ€” creating more competition in certain neighbourhoods.

TRREB President Daniel Steinfeld noted that if market conditions continue tightening and prices stabilize, more buyers currently waiting on the sidelines may decide to enter the market.
