This is why all new buildings also need to have a preventative maintenance on their HVAC systems. This fan coil condensate pan (in a brand new building) had a piece of construction debris sitting right over the drain hole, and judging by the rust, it had already been clogged for a time prior to our visit. This is quite common. Fortunately this unit is equipped with a float switch and overflow sensor.

Fan coils and heat pumps are generally the most common residential heating and cooling units found in apartments and condominiums around the GTA and beyond. Both of these are capable of growing significant quantities of mould inside their cabinets over their lifetimes, due to the damp conditions present when running in cooling mode.

Merrit Building Solutions offers full remediation and relining services, involving the cleaning and removal of the original insulation (performed in a containment), and relining of the cabinet with fresh, non-porous insulation (more resistant to future mould contamination and cleanable).

Nasty fan coil condensate pan. Stagnant water has thickened into a rusty sludge, acting as a substrate for mould growth. Some small flies have also been attracted to this surface and have gotten trapped in the sludge. Excessive material in the pan can lead to major floods. Condensate overflow switches, proper cleaning, and re-surfacing of the pan can alleviate these issues.
