В чем заключается ваша ответственность?

RENTAL LIABILITY. Вниманию тех, кто сдает жилье в рент (неважно, бейсмент, или комнату в доме, или отдельный дом, или квартиру). Вы знаете, что вы несете полную ответственность (rental liability) за ущерб, нанесенный жильцу, или его семье, или его гостям, или даже тому, кто проник на вашу property незаконно (trespasser)? Человек может подвернуть ногу на неровной дорожке, или попасть ногой в ямку, или поцарапать плечико гвоздем, торчащим из стены в подвале, или поскользнуться на скользком полу, который вы так заботливо натерли перед вселением новых жильцов? Вы также ответственны за ущерб, который нанес ваш жилец соседям. Например, он устроил вечеринку на бэкъярде и запустил пустой бутылкой в окно соседу (или, еще хуже, ему в лоб, когда тот пытался урезонить шумную компанию).
Так что сдавать жилье в рент – это не только получать деньги, это еще и непредсказуемый «человеческий фактор», за который вы несете ответственность своим карманом (а то и свободой).
Позаботьтесь о rental liability insurance (хотя она покрывает не все возможные виды ущерба, который может нанести, или, наоборот, получить жилец) и, конечно, ваш жилец должен иметь собственную страховку на случай, если он/она нанесет ущерб вашей недвижимости (tenant insurance) (это – разные страховки и они не заменяют друг друга).
