After subjects are removed, there’s often a list of repairs or items the seller has agreed to fix. The deficiency walkthrough is your chance to go back in before completion and make sure those things were actually done—and done properly.
I’ve seen situations where items were missed, partially completed, or not done to the expected standard. If you don’t catch it before closing, it becomes a lot harder to deal with after you get the keys.
This walkthrough isn’t about being picky—it’s about protecting yourself and making sure you’re getting what you agreed to in the contract.
If you’re buying, always take the time to do this step—it can save you money, stress, and a lot of back-and-forth later.”
