The term of a mortgage begins on the Interest Adjustment Date (IAD). Most lenders will allow you to choose the IAD so you can choose when your regular mortgage payments will begin. If the IAD is different from the closing date then there will be an interest-only charge for the time from the closing date to the IAD.

Regular principal and interest payments will begin from the Interest Adjustment Date.

In Durham Region alone, transactions surged by an impressive 37% from January 2023 to January 2024, marking a shift towards increased activity with 539 transactions recorded compared to 394 in the previous year. Additionally, the average price experienced a slight uptick from $886,849 to $894,825, reflecting a promising trend.
