The sky is the limit – that is the best way to sum up 2025 for ZEITGEIST and ZEITRAUM Hospitality & Living. Over the past 12 months, we have grown our portfolio, entered new cities, and received international recognition for our projects.

PRS and long‑term rentals
✔️ This year, we completed three PRS projects: Św. Barbary 6/8 and Wrzesińska 2 in Warsaw, as well as Karoliny Světlé 12–14 in Prague.
✔️ Under the HOME by ZEITGEIST brand, we now manage approximately 1,000 long‑term rental apartments, with a portfolio that continues to expand across Central Europe.
✔️ We operate 16 residences in Prague with over 500 units, three in Warsaw with more than 200 units, and four in Gdańsk offering over 200 modern apartments – all fully renovated or newly built.

PBSA and serviced apartments
✔️ In autumn, ZEITRAUM Hospitality & Living opened ZEITRAUM Racławicka in Krakow: a mixed‑use project combining a 289‑bed student residence with 182 serviced apartments.
✔️ ZEITRAUM Racławicka received the 2025 CEE Investment Award for Best Mixed‑Use Project, recognizing the quality of its design, concept, and ex*****on.
✔️ Overall, ZEITRAUM now operates seven dormitories in Prague, Warsaw, and Krakow with more than 1,200 beds, as well as a network of 300 serviced apartments in Prague, Pilsen, and Krakow.

Urban development: “27 ha Möglichkeiten”
✔️ In Berlin‑Hohenschönhausen, the architectural competition for the new urban quarter “27 ha Möglichkeiten” (27 hectares of possibilities) was concluded this year.
✔️ The jury selected the design by Paris‑based ChartierDalix & serp SAS, praising its coherent and forward‑looking urban development concept for this new mixed‑use neighborhood.

Sustainability and certifications
✔️ Palác Dunaj in Prague earned LEED Gold certification, confirming its high standards for health, comfort, and quality of the internal environment.
✔️ Delta Hagibor and ZEITRAUM Racławicka obtained BREEAM certifications, underlining our commitment to sustainable, energy‑efficient residential and mixed‑use projects.

New Warsaw HQ and our team
✔️ This year, we also opened our new Warsaw headquarters in the revitalized townhouse at Św. Barbary 6/8, featuring a bright, airy roof extension with warm, homely interiors that reflect the building’s modernist character.
✔️ The design combines functionality with natural materials such as wood, stone, and soft fabrics, creating a welcoming atmosphere for both the team and our guests.

Join us in keeping fingers crossed for ZEITGEIST in the upcoming Eurobuild Awards! We are up against some impressive projects in the PRS Projects and Investor of the Year category. Peter Noack has also been nominated for Personality of the Year.

Over the past year, we have achieved significant milestones that strengthen our position across Central and Eastern Europe. We are proud to have built the region’s first institutional residential rental portfolio, now comprising around 1,000 apartments — and growing.

In the past 12 months, we have completed two PRS projects in Warsaw’s historic buildings at Św. Barbary 6/8 and Wrzesińska 2, as well as Karoliny Světlé 12–14 in Prague. These developments have further expanded our HOME by ZEITGEIST brand, operating long-term apartment rentals.

This autumn marked another major step for our subsidiary ZEITRAUM with the opening of ZEITRAUM Racławicka in Kraków — a flagship, mixed-use development offering 289 student beds and 182 fully furnished serviced apartments in a prime city-centre location.

Today, ZEITRAUM operates seven student dormitories across Prague, Warsaw, and Kraków, providing more than 1,200 beds, along with a network of 300 serviced apartments for short-term rentals in Prague, Pilsen, and Kraków.
