Let’s face it: the future of affordable housing means smaller private spaces.
And if private spaces shrink, we need more and better Third Spaces—places that fill the gap.

But here’s the thing:
Not every Third Space is the same.
Some people need a coffee-fueled dancefloor at 11 AM.
Others need a quiet, reflective space to pause, recharge, and feel connected to something calm.

That’s what we created with this Matcha Café design:
A space where you sip something green and healthy, where the air feels natural, where materials are warm and minimal.
A place that resists the noise, where wellness is in the details—natural textures, soft acoustics, the gentle ritual of tea.

It’s not just a café.
It’s a design for the pause.
A third space that says:
You don’t have to be on all the time.

Because if we’re going to build smaller homes, we need bigger ideas for the spaces in between.

Behind the Scenes of Sustainability 🏗️💡

Going CO₂-neutral isn’t as simple as swapping fossil fuels for solar panels—it requires some clever behind-the-scenes engineering.

Here’s the energy hub we designed in Caputh, powering an entire urban district through an advanced local heating network. It connects multiple combined heat-and-power units (CHP) with an innovative ice storage system and a large heat pump.

Yes, ice is keeping homes warm—sounds weird, right? 🧊🔥

Here’s how it works:
• Ice storage is essentially a massive underground water tank. As water freezes, it releases energy (known as crystallization heat). A heat exchanger captures this energy, and the connected heat pump boosts it to a usable temperature for heating buildings.
• During warmer months, the ice storage flips its role and provides natural cooling. Buildings get chilled without additional energy-intensive equipment—a perfect seasonal energy cycle.

Why is ice storage so smart?
✅ Grid Stability: Renewable energy isn’t always predictable—sometimes the sun doesn’t shine, and the wind doesn’t blow. Ice storage buffers these fluctuations by storing thermal energy when renewable sources are plentiful, then releasing it when needed.
✅ Low-Tech Reliability: At the heart of this system is simple physics—just freezing and thawing water. It’s straightforward, cost-effective, and extremely reliable compared to more complex chemical or battery systems.
✅ Year-Round Efficiency: Dual-purpose capability provides heating in winter and cooling in summer, dramatically increasing efficiency and occupant comfort without adding complex machinery or significantly higher energy bills.

Going green isn’t just about installing solar panels—it’s about designing entire energy ecosystems that work reliably and sustainably, all year round. Infrastructure like this usually stays hidden underground or behind closed doors, but it’s crucial in turning CO₂-neutral visions into reality.

The best designs don’t take themselves too seriously—and neither do the best cities. That’s why we created Utsutsu, a pop-up that plays with perception, illusion, and the joy of the unexpected.

🔹 The bench looks like it’s floating (it’s not, but let’s keep the magic alive).
🔹 The curtain feels like a magician’s reveal (no rabbits, just good food and clever design).
🔹 The mirror isn’t a window, but it kind of works like one—framing a different perspective of the city.
🔹 The entire space is temporary, because sometimes, the best experiences don’t last forever.

But Utsutsu isn’t just about tricks and illusions—it’s a restaurant concept that blends Japanese simplicity with Düsseldorf’s vibrant food culture. The kitchen is all about contrasts—raw and cooked, traditional and modern, playful yet precise. It’s comfort food for the curious, paired with natural wines and craft drinks that match the experience. Because food, like design, is about creating moments.

Why do pop-ups matter?

✔ For future restaurant, café, and bar owners, pop-ups are an ideal testing ground. Before investing in a full-scale location, chefs can experiment with menus, gauge the market, and refine their concept without massive upfront costs. It’s high-impact, low-risk entrepreneurship—perfect for a city like Düsseldorf, where new ideas need space to evolve.

✔ For cities, pop-ups activate underused spaces. Instead of empty storefronts or forgotten corners, temporary installations bring energy, life, and new interactions. A pop-up can turn an overlooked area into a destination—and when done well, it can influence long-term urban planning.

✔ For people, pop-ups tap into FOMO (fear of missing out). When something is limited-time-only, it instantly becomes more desirable. Whether it’s a pop-up restaurant, an art installation, or a temporary urban intervention, the knowledge that it will disappear soon makes people more eager to experience it. And in cities, this sense of urgency keeps the energy dynamic and ever-evolving.

Let’s be honest—row houses don’t exactly scream spa-like luxury. But who says you can’t have both? This bathroom proves that smart design can make even compact spaces feel high-end. And no, you don’t need gold-plated faucets or a bathtub the size of a swimming pool to achieve it.

So what actually makes a small space feel bigger and more luxurious? It’s not about stuffing a room with expensive materials, but about creating openness, flow, and comfort. Here’s what works:

✔ Freestanding bathtub – A sculptural bathtub like this acts as a statement piece and instantly elevates the room. It also makes the space feel more open than a built-in tub squeezed into a corner. Plus, let’s be real—it just looks cooler.

✔ Floating vanity – The more floor space you see, the larger the room feels. A floating sink keeps things airy, removes visual clutter, and avoids that boxy feeling that makes small bathrooms seem even smaller.

✔ Smart separation, no doors needed – The partition wall doesn’t go all the way to the ceiling, which keeps the space feeling open while still creating a sense of privacy. The indirect light at the top gives a soft, warm glow, making the room feel even more spacious.

✔ Hidden WC for parallel use – The toilet is tucked away so the space can be used by two people at the same time—without awkward door handling. Functional design at its best!

✔ Dark tones & soft lighting – You might think dark bathrooms feel small, but paired with indirect lighting, they create a cozy, intimate vibe that feels high-end. Think boutique hotel, not basement dungeon.

✔ Zoned layout – Instead of cramming everything together, the bathtub, shower, and sink each have their own space. This improves flow and function, making the room feel intentional rather than squeezed.
