We were happy to support the acquisition of a commercial property comprising two car showrooms, additional office space, and a rear workshop. A site with strong potential but in need of some modernisation.

As with many deals, there were a few challenges along the way. Progress was briefly delayed due to the absence of a satisfactory environmental and contamination report, which was a key consideration given the historical use of the site. To address this a comprehensive environmental survey was carried out, allowing all parties to proceed with confidence.

Great to work alongside Mo Amin at T&Z Finance Ltd t/a Finology Finance Brokers.

This case involved a borrower with a complex credit profile who initially had concerns around securing the funding she needed. By taking the time to fully understand her circumstances, we were able to structure a solution that worked.

The security was a stunning, unencumbered residential BTL property in South Shields. As part of our Internal Valuations process, we attended the property in person, giving us the confidence to move quickly and efficiently without unnecessary delays or added costs.

The funds raised have enabled the client to release capital and move forward with the purchase of an additional property, supporting the continued growth of her portfolio.

Another successful completion for Katie Snodden 👏

Katie and the team recently completed on a refinance and capital raise, a deal introduced by local broker James Furniss.

The Sheffield property had suffered significant damage by the tenants during covid as inspections were reduced. After a full internal and external renovation, including a loft conversation creating two additional ensuite bedrooms, the property has been transformed into a 6 bedroom high-end rental.

Using Bridge Helps Internal Valuation model also meant we had the opportunity to spend time at the property with the borrower, understand the journey of the project and see first-hand the work that has gone into the transformation and the plans for the asset moving forward.

That direct insight can make a real difference when structuring funding and supporting the next stage of a project.
