"It's just condensation."
Condensation, penetrating damp, and rising damp all look similar on the surface but have very different causes and very different fixes. Treating the wrong one is a waste of money and the problem will always come back.
Here's a rough guide:
π§ Condensation appears on cold surfaces, usually windows and external walls. Caused by poor ventilation. Fix: improve airflow, check extractor fans.
π§ Penetrating damp comes through walls or ceilings, often after rain. Usually means a fault outside - broken gutters, cracked render, or missing pointing.
π§ Rising damp appears low on walls, often with a tide mark. Caused by a failed or missing damp proof course.
If you've got a damp patch and you're not sure what's causing it, don't just paint over it. π That never ends well.
We're happy to take a look and give you an honest assessment.

We're all for saving money where you can. But there are times when DIY can end up costing far more than calling someone in from the start.
Generally fine to DIY:
β
Painting interior walls
β
Replacing tap washers
β
Bleeding radiators
β
Filling small hairline cracks
Best left to the professionals:
β Anything involving electrics beyond changing a light bulb
β Roof repairs
β Structural wall changes
β Persistent damp
We're not saying that to drum up business - we genuinely see more expensive problems caused by well-meaning DIY every week.
If you're ever unsure, just ask. We're happy to give honest advice with no obligation.

The experts tell us that boilers account for around 60% of what you spend in a year on energy bills, so getting an efficient boiler installed can make a big difference and save you money on your heating bills. According to boilers.org.uk, the best high efficiency condensing boilers convert more than 90% of fuel into heat, compared to just 55% for some older boilers.

We see it every day - small jobs that get ignored until they become big, expensive ones.
Drop it in the comments below π - no judgement here. And if you want help finally crossing it off the list, you know where we are. π

π Not all wall cracks are created equal - here's how to tell the difference.
Seeing a crack in your wall can be alarming, but some are completely harmless. Knowing which is which could save you a lot of stress (and money).
Hairline cracks: usually caused by natural settling or seasonal temperature changes. Common in plaster and generally nothing to worry about.
Wider or diagonal cracks: especially around door frames and window corners, these can signal subsidence or structural movement. Don't ignore these.
Horizontal cracks in brick: these are the ones to take most seriously. Get a professional opinion quickly.
π Rule of thumb: if you can fit a 10p coin into the crack, it's time to call someone. When in doubt, always get it checked. Early action is always cheaper than late action.
Let's fill some cracks!

With tenant changeovers, busy schedules and rising costs, it's easy to let routine maintenance slip. But staying on top of it protects your investment and keeps your tenants happy. π
Here's what should be on every landlord's summer checklist:
β
Annual gas safety check (legally required)
β
Check smoke and carbon monoxide alarms are working
β
Inspect windows and doors for draughts or damp around frames
β
Look for any damp or mould especially in bathrooms and kitchens
β
External paintwork and gutters - summer is the ideal time to sort these
A well-maintained property means fewer emergency call-outs, longer tenancies, and better reviews. Everyone wins.
We work with landlords across the area to keep their properties in great shape year round. Get in touch to find out more.

3 DIY jobs you should never attempt yourself π
β‘ Electrical work
Anything beyond changing a fuse or light bulb can be risky. Faulty wiring is one of the leading causes of home fires in the UK and can put you at serious risk of injury.
π₯ Gas repairs or boiler fixes
If it involves gas or your boiler internals, leave it to a Gas Safe registered engineer. No shortcuts here, and no risking your safety.
𧱠Structural wall work
Knocking through or altering walls without proper checks can affect the safety of your home and lead to serious injury if something goes wrong.
If in doubt, call a professional. Itβs always cheaper than fixing a bad DIY job later π§
