Last week Johnny & Mark were delighted to attend the first Devon pin - property investors network meeting of the year. Taking to the stage to share our Exeter HMO story - how we sourced the deal, how we financed it, the build (using our construction business Astrid Projects) and the other lessons that come with starting a property investment journey (trust us, there’s a lot!).

Fantastic event and great to see lots of familiar faces again, as well as meet new people in the area looking to get into property in 2025.

NO VACANCIES 😁🚪🛌

This week saw our final tenant move in, felt like such a milestone.

We’ve now fully let all 6 of our bedrooms, being our first project this is such a big step for us. We are self managing our HMO, which means lots to learn and figure out along the way. Being organised and responsive is everything in this game and having software & systems to support you.

It’s been really rewarding and lovely to hear the positive feedback from the tenants 🏡hoping we’ve picked a good bunch🤞🏼

Should be completing on our next project imminently so watch this space 👀🔨🪚🧱

THERE’S NO PLACE LIKE HOME 🛋️

A huge ambition when creating this house was to make it feel like a home, albeit a shared home but still, we wanted to create a warm, safe and welcoming sanctuary.

So far, so good…(touch wood 🪵!).

Progress is swift on site, the guys have been working hard, it’s amazing to watch walls come down and new ones go up!

This past week has seen new stud walls go up for the ground floor bedroom and the new bathroom on the 1st floor. We’ve had to rapidly go in and mark up sockets for first fix electrics, as that’s happening sooner than anticipated 🎉👍🏻

We also met with our local HMO officer who is really helpful. She’s happy with our current layout/spacing so that feels like another box ticked for now….waiting on the kitchen design which we should receive by the end of the week.

So all in all, positive progress so far! Off site there is lots of admin to do - settling up utilities/procurement lists - the lists are endless 🤓👏🏼
