Delighted to receive planning approval to extend and re-model this family house in South Manchester. The house has little architectural identity as it stands, so a new complimentary material palette of and plinth has been proposed. A new gable is formed to the rear to define the new kitchen, with a monopitch roof tapering down over a new open plan lounge and home office with large roof lights to soak light into the depth of the plan. Currently commencing working drawing package for a start on site in the second quarter of 2024.

01 Existing and Proposed Plans

A typical 1930’s semi-detached house was becoming unusable for a growing family who enjoy crafting, baking and entertaining. The existing kitchen was very tight and disconnected from the dining room and the spaces were becoming overcrowded with all the trappings of young children.

The chosen solution was to convert the existing kitchen into a utility / pantry / storage space and to accommodate a much needed WC under the stairs, allowing for a connected kitchen / dining area that address the substantial garden, both physically and visually. Choosing to vault the ceiling and introduceroof lights to drink light into the depth of the plan, has made for a generous feeling space that is now positively used by the whole family.

03 Proposed First Floor and Elevations

Upstairs, existing bedrooms have been modified with storage alcoves, and circulation re-configured to provide a large guest bedroom, new bathroom and master suite with en-suite bathroom and dressing areas. Externally the whole house is to receive a single storey wrap of vertical timber cladding, aluminium windows, with the upper storey rendered in off white to unify the overall dwelling and give the tired masonry a lift.
