BRRR in L13…..

Finally had a minute to upload the pictures from the completed refurb in Windsor Road.

I wanted to complete this refurb in a little over 8 weeks and for a budget of £20k. It had a few hiccups but I’m really pleased with the finish and for once the dreaded valuers didn’t ruin it!

PP: £114,000

Refurb: £23,700

ReVal: £210,000 🎉

Rent: £1500 pcm

I’ve been able to pull all the money back out and make a cash profit of £25k!!! + £55k in equity.

It’s been a while since I’ve had a property this successful, weirdly it’s added more pressure to see if I can do it again back to back.

The Refurb took 10 weeks in total, but given that I took a month long holiday to Spain I am overjoyed with this.

The tenant is now in so I’m back to the villa in Spain for a recharge and to start looking for our next project.

Times like this make property the best job in the world!

Be careful who you let teach you in property!!!

Are they being taught that there is active investors out there that will believe this crap?

£3000 refurb cost for a 60-65k uplift in value.

Surely there isn’t people that fall for this?

We are currently redeveloping a block of 9 flats in Liverpool.

First fix electric and plumbing complete with some complicated internal drainage now sorted.

We are pressing ahead with the boarding and plastering…….

Feels great to get ahead of schedule.

Furniture has arrived for the 5bed HMO in Bolton.

Ready for the client to list on the rental market by tomorrow!
