If you had to guess whether these pictures captured are from a check out or a new inventory inspection, my guess would be that you assume it was a check out because of how unclean it appears to be. Am I right?

Well this is in fact an inventory (I know right, we even had to question it!)

Fortunately we advised the landlord that once the property has been professionally cleaned we can then include those new images to reflect a more favourable result for the new upcoming tenancy.

We understand that landlords may be experiencing more difficulty juggling everything during these challenging times so we are always more than happy to help out and go the extra mile when we can.

The humble extractor fan.

This was captured at a check out inspection with tenants present.
On site as they do, the tenants had a supply of cleaning products to clean up any areas they have missed. Here is the result, an “after” picture of what was seemingly a greasy and marked appliance.
The point is, when inspecting a well cleaned and presentable kitchen, more than likely one item may have been accidentally missed. Nine times out of ten, in our experience, it is the extractor fan that has been forgotten.
If a professional cleaning company has made this error and we spot it upon inspection, we will advise tenants to provide a copy of the cleaning invoice and request the company to revisit and re-clean the missed areas.
Once we get a copy of the cleaning invoice we can then attach and imbed this proof to our report. Easy peasy!
