⚠️ 真實個案|銅巴接觸不良,隨時引發過熱甚至火警 ⚠️

最近檢查一個電箱時,發現 銅巴(Busbar)其中一個接觸位明顯過熱變色。
表面睇落好似冇事,但其實已經係一個高風險隱患。

🔥 點解銅巴接觸不良咁危險?
• 接觸唔實 → 電阻上升
• 電阻高 → 局部過熱
• 長期過熱 →
❌ 燒熔銅巴
❌ 跳掣失效
❌ 最嚴重:電箱起火

⚠️ 呢類問題 好多時 EICR 或電箱升級時先會發現,平時業主未必察覺得到。

🏠 常見成因包括:
• 安裝時 未按扭力規格鎖緊
• Busbar 剪裁或對位唔準
• 舊式電箱老化
• 曾經改動電路但無重新檢查

👷‍♂️ 正確處理方法:

✔ 即時更換受影響銅巴
✔ 重新檢查所有 MCB / RCD 接觸點
✔ 按製造商扭力要求重新安裝
✔ 完工後進行測試及紀錄

📌 提醒 Landlord/業主:
電箱唔係「有電就得」,細微接觸問題已足以造成嚴重後果。
定期檢查同由合資格電工處理,先係真正保障。

⚠️ Real case: Poor busbar contact – a serious fire risk ⚠️

During a recent inspection, I found signs of overheating on a consumer unit busbar caused by poor contact.
Although the installation was still live, this is a hidden but serious electrical hazard.

🔥 Why is poor busbar contact dangerous?
• Loose contact → increased resistance
• Increased resistance → localised overheating
• Prolonged overheating can lead to:
❌ Burnt busbars
❌ Protective devices failing
❌ Consumer unit fire

⚠️ These issues are often only discovered during EICR inspections or fuse board upgrades.

🏠 Common causes:
• Incorrect torque during installation
• Poor busbar alignment or cutting
• Age-related deterioration
• Circuit alterations without proper re-checking

👷‍♂️ Correct remedial action:

✔ Replace damaged busbar
✔ Re-check all MCB / RCD terminations
✔ Reinstall to manufacturer torque specifications
✔ Full testing and documentation after works

A consumer unit is not just about “power on”.
Small connection faults can lead to major consequences if left unchecked.

全間屋幾乎燒毀,幸好最後一家人平安無事,真係不幸中之大幸 🙏🏻

目前仍未確認起火原因,
但作為一個做電力工程多年的電工,我想藉呢件事 提醒大家一樣好重要但經常被忽略嘅事 —— 電力安全。



⚠️ 很多火災,其實都同電力問題有關

我喺工作上經常見到:
• 老化電線、鬆脫接線
• 電箱過熱、曾經有燶痕
• 無 RCD / SPD 保護
• 多年無做任何檢查

👉 呢啲問題 平時未必即刻出事
👉 但一出事,往往就係 無得補救



💡 有見及此,我決定做一件事:

📢 由下個月開始

我會 每星期提供 2–3 個名額,
免費為合資格住戶做一次「基本電力安全檢查」
(希望可以早一步發現風險,避免悲劇)



✅ 物業需符合以下條件:

1️⃣ 屋齡 30 年或以上
2️⃣ 自住物業(非出租)

📌 檢查內容包括(基本):
• 電箱及主要接線狀況
• 有無明顯過熱/燶痕風險
• RCD / 保護裝置有無基本功能

【Landlord 真實案例|EICR「合格」唔等於安全】⚠️😨

近日有位業主聯絡我做 EICR,
佢好有責任心,知道 「5 年一定要做一次 EICR」,所以主動安排。

👉 但我一睇舊份報告,即刻心一沉……

🔴 關鍵問題一:

上一份 EICR 結論係:Unsatisfactory(不合格) 😨
📅 日期:09 January 2021

即係代表:
• ❌ 當年已經不合格
• ❌ C2 / FI 問題需要盡快處理
• ❌ 但 之後足足 5 年完全無維修、無改善

換句話講,
👉 呢 5 年其實一直處於「不合規放租」狀態



🔴 關鍵問題二(更嚴重):

我再查返 當年出報告嘅電力工程公司,
發現 👉 原來並非註冊 CP(Competent Person) 😨😨😨😨

即係代表:
• ❌ 未必有資格出合法 EICR
• ❌ Council / Letting Agent / Insurance 未必接受
• ❌ 一旦出事,業主完全冇保障



⚠️ 呢兩個情況,我真係見過「唔止一次」

而且全部都有一個共通點👇
👉 業主其實「無心違規」
👉 只係 信錯人、以為「有人做過=安全」

但現實係:

❗ EICR 有效 ≠ 合格
❗ 合格 ≠ 問題已處理



💣 對 Landlord 有咩風險?
• ❌ Council 追查 → 罰款
• ❌ 租客索償 / 法律責任
• ❌ 保險公司拒賠
• ❌ Letting Agent 即時叫停出租



✅ 正確做法應該係:

✔ 由 註冊 CP 電工 進行 EICR
✔ 如結果 Unsatisfactory → 必須完成維修
✔ 維修後要有 合規證書 / 記錄
✔ 所有文件要 經得起 Council & 保險公司查



📌 Landlord 溫馨但重要提醒:

如果你:
• 手上有 舊 EICR
• 見過 Unsatisfactory / C2 / FI
• 唔肯定之前個電工有無 CP 註冊
• 物業已經放租 / 準備續租

【Landlord Warning|EICR Case That Should Worry You】⚠️😨

A landlord recently contacted me to carry out an EICR.
They did the right thing — knowing that EICR is required every 5 years.

👉 However, when I reviewed the previous report, it was alarming.

🔴 Issue 1:

The last EICR (dated 09 January 2021) was marked Unsatisfactory 😨

This means:
• ❌ The installation already failed at that time
• ❌ C2 / FI issues required remedial work
• ❌ No evidence that any repairs were carried out for 5 years

In reality:
👉 The property has likely been non-compliant for the entire rental period



🔴 Issue 2 (Even more serious):

I checked the electrical contractor who issued the report and discovered:
👉 They were NOT a registered Competent Person (CP) 😨😨😨😨

This means:
• ❌ The EICR may not be legally valid
• ❌ Council, letting agents or insurers may reject it
• ❌ The landlord may have no legal or insurance protection



⚠️ I have seen this more than once

And the common factor is:
👉 Landlords didn’t intentionally break the law
👉 They simply trusted the wrong contractor

But the truth is:

❗ EICR issued ≠ compliant
❗ Inspection done ≠ problems fixed



💣 Risks for Landlords:
• ❌ Council enforcement & fines
• ❌ Tenant claims & legal action
• ❌ Insurance refusal
• ❌ Letting agents suspending the tenancy



✅ What should be done properly:

✔ EICR carried out by a Registered CP Electrician
✔ Any Unsatisfactory result must be rectified
✔ Remedial work must be certified and recorded
✔ Documentation must stand up to Council & insurance checks



📌 Important Reminder for Landlords:

If you have:
• An old EICR
• A report marked Unsatisfactory / C2 / FI
• Uncertainty about the electrician’s registration
• A rented or soon-to-be rented property

👉 Do not wait until the “next 5 years”
