PHASE 4 - CONTRACTOR SELECTION
The appointment of a competent Contractor is critical to successfully translating the scheme from plan to build within time and budget. With our knowledge and experience of successfully delivering high end builds and construction best practice, we are able to competently support our Clients through the Contractor Selection Phase. We can prepare all tender documentation and distribute to reputable proven Contractors, to allow them to submit tenders for the works. We will ensure the process is well managed and Contractor submissions are consistent enabling a level playing field for comparison of quotes. We assist in preparing criteria to enable the Client to interview and shortlist Contractors before you make a final decision as to which Contractor they formally appoint to undertake the build.

PHASE 2 - PLANNING

At this stage, a detailed measured survey of the existing property is undertaken. Detailed planning drawings and supporting documentation is produced taking account of local authority planning criteria and any feedback from the pre-application process if used. We are able to submit a planning permission application on our Clients behalf and advise on any additional validation or surveys that may be required to satisfy local planning criteria. Our aim is to ensure the planning submission meets all requirements to ensure the process is as smooth and as quick as possible.

PHASE 1 - CONCEPT

During this phase, our Team fully immerses in the brief, understands what the Client is trying to achieve and we prepare initial design options, accompanying drawings and budget estimates. We collaborate with the Client, assessing the potential options. We use 3D CAD modelling to assist our Clients to visualise the design and layouts and work iteratively until we have a design that is practical but inspiring.
