A lot of people do not fully understand what kind of ownership they have after buying land or property.

This is where you need to know the difference between freehold, stool hold and leasehold.

Freehold: You own the land. Period. No expiry, no overlord, no renewal stress.

Stool/Family Land: The stool or family holds the allodial title. You're buying a right to occupy and use which can be completely legitimate if properly documented, but very problematic if it's not.

Leasehold: You own the right to use the land for a fixed term often 50 or 99 years. The land itself stays with whoever granted the lease.

None of these automatically makes a piece of land "bad" or "good."

What makes it bad is when the buyer doesn't know which one they have.

How Much Does a 2-Bedroom Really Cost to Rent in Accra Right Now?

1. Airport Residential / Cantonments / East Legon GH₵8,000 – GH₵20,000/month.

2. Labone / Ridge / Abelenkpe Mid-range premium. Quieter than East Legon but commanding similar respect.

3. Spintex / Haatso / Dome More accessible. Better value per square metre.

4. Adenta / Madina / Achimota / Amrahia The corridor where your money still stretches. Increasingly popular with young professionals and families who want space without the prestige price tag.

Accra rents have grown 7–14% year on year through early 2026 and that's not expected to slow dramatically. Prime neighbourhoods like Airport Residential and Cantonments can have vacancy rates as low as 3–5%, with well priced units renting out within 15–35 days.

It means the longer you delay a property purchase, the more you're paying someone else's mortgage at a rising rate.
