Things that used to fit your style, but don't anymore.
Maybe when you were in college you went through a phase where you really loved shabby chic, or Chinese-inspired stuff, or whatever, and you bought a bunch of things and they were great, but now they don't quite fit your style but you can't get rid of them because you used to really love them. It is ok to get rid of these things. Sometimes tastes change. You're not the same person you used to be. How Does Your Landlord Calculate Your Rent?

Small landlord here. Most of my tenants over the years paid below market rents. They would move in and I would seldom raise them, so after a few years we ended up below market. I was mostly OK with it. Rent was not my main source of income and I generally got along with and was sympathetic to my tenants, who were (mostly) decent people trying to get by. At some point, it just becomes necessary to raise rents. The city keeps increasing RE taxes and water. Maintenance, utility bills ,insurance costs always rise. And yes, I am entitled to earn a return on my investment and for my time and effort.
A couple of points: Market value does matter because the RE tax is based in part on the market value, which itself is based in part on the income the property is expected to earn. So if your property appreciated you can expect a nice tax increase even if you don’t raise any rents.
Yes, I decide who I am going to accommodate as a tenant based on how they are. I don’t need to be friends with tenants, but I am more likely to work with a tenant that pays on time, is neat, clean and takes care of their property, and doesn't bother anyone.
Also, I have had very few, I mean like 1 or 2 tenants over the years that actually acknowledged that they were paying low rents. Anytime I (reluctantly) had to raise the rent it was oppositional and adversarial. At first, I was surprised by this, but I came to realize that it was just the nature of things.
