Daft.ie published it’s latest sales report with contrasting figures showing between urban & rural area’s.🏡

✅ House and apartment selling prices in Dublin were 2.3% lower than the same last year which gives the first annual decline since 2023.

✅ Overall on a national basis, Daft.ie said selling prices rose by 3.2% in the year to June (compared with the first half of 2025) - the slowest rate of increase since 2023.

✅ The research suggests average asking prices for homes in rural areas are rising at a considerably faster rate than in cities - further contributing to what Daft.ie said is a “two-speed market”.

✅ The research found that in the year to June average asking prices for homes nationally rose by 3.8% to €445,000, which is down almost half from the rate of 6.8% at the same time last year.

New build home sales were up by 17% but new builds alone will not solve things, there has to be a pick up in the second hand market in order to have an overall healthy property market.

The latest figures were released yesterday by the CSO on house price growth:

✅ Annual residential property price inflation eased to 6.2% in April from 6.7% in March.

✅ The CSO figures show that the median price of a home purchased in the 12 months to April was €394,980.

✅ The figures show that property prices nationally have increased by 179.2% from their trough in early 2013.

While house price growth continues to moderate, the latest figures highlight the ongoing strength of the Irish property market.

The latest mortgage approvals report from the BPFI:

✅ The overall number of mortgages approved in April was 4,729 up 5.5% compared to March and 0.5% higher than in April 2025.

✅ Re-mortgage/switching activity jumped by 23.4% in the month, and 6% in the year.

✅ First time buyers accounted for about 60% of the mortgages approved which was 3.4% higher in the month but down 0.3% year-on-year.

✅ The average mortgage approved in the month was around €327,130, compared to €319,235 in April 2025. That is a 2.5% increase year-on-year.

Overall, these figures show mortgage demand remains strong and there is definitely a greater push by some consumers to review and lock down a lower fixed rate before the European Central Bank potentially begins to raise rates over the coming months.
