The number of building in permits in Tel Aviv grew again in 2025.
Despite a slow down in deals completed in 2025, prices remain stable.
Developers are optimistic.

A client asked for a comparative analysis of recent deals in the Old North โ€“ North neighbourhood, so I mapped out the past 12 months of activity:
โ€ข 46 new-development deals across 15 different developers
โ€ข 123 second-hand deals in the same area

When you look at the charts, the difference in both pricing and volume becomes much clearer - especially when everything is normalized to the same neighbourhood and timeframe.

And keep in mind: the most recent months will always look slower because nadlan.gov data can take 2โ€“4 months to update.

This kind of neighbourhood-level analysis is exactly what helps buyers move forward with confidence. When you strip away the noise and zoom in on actual deals, the market becomes far easier to understand.

Iโ€™ve just done a deep dive into Tel Avivโ€™s new developments.

Sales have slowed sharply. Developers are still holding firm on prices, but many are now offering โ€œcreativeโ€ (read: expensive) financing options.

Hereโ€™s the reality check:
๐Ÿ“‰ Average new sales in Tel Aviv over the last five months (until August) = 404 apartments per month
๐Ÿ—๏ธ Current number of new units for sale in Tel Aviv ~ 11,000

Not all developers are equal, of course - top-tier ones in the luxury segment can hold on longer - but across the board, buyers are clearly shifting toward second-hand homes and completed projects.
