Planning a building is not just about drawing a plan and starting construction. It is about **safety**, durability, comfort, and compliance with building laws.
👉 **Key professionals you SHOULD involve:**
- **Architect:**
Designs the overall look, layout, and functionality of the building, ensuring good use of space, light, ventilation, and compliance with local bylaws and building regulations.
- **Structural Engineer:**
Designs the “skeleton” of the building – foundations, columns, beams, slabs – so that the structure can safely resist gravity, wind, earthquake and other loads as per relevant codes.
- **MEP Engineers (Mechanical, Electrical, Plumbing):**
Plan water supply, drainage, electrical system, lighting, ventilation, air-conditioning, and often fire-fighting systems, so that the building is comfortable, functional, and safe to use.
- **Interior Designer:**
Works on internal space planning, materials, colours, lighting, and furniture layout so that the space is both comfortable and practical for daily use.
- **Other experts (as needed):**
Geotechnical engineer for soil and foundation-related issues, landscape designer for outdoor areas, and project management professionals for schedule, quality, and cost control in larger projects.
✍️ **Seal and signature are NOT optional**
Each and every drawing used for planning approval, construction, or site ex*****on must have the seal and signature of the concerned professional – architect, structural engineer, or service consultant – who is actually responsible for that part of the design. This ensures clear accountability and confirms that a qualified person has checked and approved the design.
🚫 **Architect ≠ Engineer (and vice versa)**
Architects and engineers are not the same, and their roles should never be mixed or assumed to be interchangeable. An architect focuses on space planning, aesthetics, and building bylaws, while an engineer focuses on structural safety, stability, and technical performance of the building systems. Both are important and both should be involved in the right stage and scope.
⚠️ **Be careful about unqualified or unlicensed people**
Many people get building plans or structural designs from persons who are not properly qualified, just because it seems cheaper or “easy”. This can lead to unsafe buildings, cracks, leaks, failed inspections, legal issues, and in extreme cases, partial or complete collapse. Always check:
- Are they a registered architect/engineer with the appropriate council/board?
- Do they mention their registration number and put seal & sign on drawings?
- Are they willing to take professional responsibility for the design?

Saving a little money today by avoiding qualified professionals can cost heavily later in repairs, legal disputes, or safety risks. Involve the right experts from the beginning and insist on proper, code-compliant design and sealed, signed drawings.
