A survey plan is a detailed drawing or map that shows the boundaries, dimensions, and other features of a piece of land. It is created by a licensed surveyor and is typically based on a survey conducted using specialized equipment and techniques.
The survey plan serves several important purposes:
1. Legal Description: The survey plan provides a legal description of the property, including its boundaries and dimensions. This information is used in real estate transactions, boundary disputes, and other legal matters related to the property.
2. Property Identification: The survey plan helps to uniquely identify the property and distinguish it from neighboring properties. This is important for property owners, land developers, and government authorities who need to accurately identify and manage land resources.
3. Land Use Planning: The survey plan is used in land use planning and development projects to ensure that land is used efficiently and in accordance with zoning regulations and other land use policies.
4. Boundary Definition: The survey plan helps to define the boundaries of the property, which is important for property owners to know where their property ends and neighboring properties begin.
5. Property Valuation: The survey plan is used in property valuation to determine the value of the property based on its size, location, and other factors.
In summary, a survey plan is a detailed drawing or map that provides a legal description of a piece of land and is used for property identification, land use planning, boundary definition, and property valuation. It is an important document for property owners, land developers, and government authorities involved in land management and development.

Hello Friends! It's a beautiful new week
This week and some more I will be talking to you about Land Documents.
It is very important you know about documentation When purchasing a real estate property. So ensure you look out for my content in the subsequent weeks in order to obtain complete knowledge about land documents in Nigeria.
So let's get started.
A "Deed of Assignment" is a legal document that transfers the ownership of a land or property from one party to another.
Example (Layman term): This property located at Shola-Close, Ibeju-lekki belonging to Odubona Peter Opeyemi has been transferred to Mrs Ayebode Hannah Oyindamola on the said date(26th February 2024).
A deed of assignment outlines the following:
*Details of the transfer, including the names of the parties involved, the description of the property.
*The date of the transfer, and any conditions or considerations of the transfer.
It is an important document in real estate transactions, as it serves the following functions:
1. It legally transfers ownership of property from the seller to the buyer.
2. Proof of ownership
3. Help avoid future disputes over the property
4. It is often required for other legal purposes, such as obtaining a mortgage or selling the property.
Therefore it is necessary for EVERY property to have a deed of assignment. Whether the property is a vacant land, a house, or any other type of real estate, a Deed of Assignment is necessary to transfer ownership from one party to another.
I hope you find this helpful.
Stay Updated.
