In this post, I am going to discuss the benefits that buyers and sellers of real estate can enjoy by using a dual agency.

When it comes to buying and selling a house, there are a lot of processes and procedures that are followed:

[1] The process often begins with the buyer who looks for ideal real estate property. Then proceeds to make an offer to the seller.

[2] This offer is then considered by the seller who then either accepts the offer or rejects it.

[3] If the offer is accepted, then the buyer and seller proceed to the next step.

[4] If it is rejected, then the buyer either makes a new offer or looks for a different property.

[5] The buyer and seller then arrive at a final decision and proceed to the next step.

Two people are important for these steps to be successful.

They are:

• A listing (sellers) agent
• A buyer's agent.

Agents who work for the seller, also known as listing agents, advise clients on how to price the property and prepare it for a sale.

The listing agent is in charge of:

• marketing the property,

• negotiating the offers to a successful closing.

According to Investopedia, buyers agent are "Agents who work for the buyer, search for available properties that match the buyer’s price range and wish list".

The buyer’s agent works with the buyer and their attorney to:

• Perform research and analysis on the property.
• Determine the property's true market value.
• Assist the buyer in making the smartest property purchase decision possible.
• Assist the buyer in the negotiation and financial transaction procedure.

Buying and selling real estate usually involves a lot of back and forth between these two real estate agents.

There would be a lot of meetings, calls, and exchange of relevant documents between
the two real estate agents.

So how can these challenges be addressed using a dual agency?

According to Forbes advisor, a "Dual agency is when a single real estate agent represents both the buyer and the seller in a real estate transaction."

Using a dual agent can be useful in the following ways.

Creation and verification of files and other records are faster.

The movement of files between different buyer's agent and seller's agent will be removed.

Sharing of valuable information between both parties to be faster.

A seller's agent dealing with the homeowner gets more information about the real estate being sold.

This knowledge can be passed to the buyer's agent when a dual agent is used.

An agent who stands to earn a double commission might be willing to accept a lower commission.

The seller pays both agents’ commissions, so the seller is the one who can save money in this situation.

But when the seller’s costs are lower, they may be willing to accept a lower price from the buyer. The seller, buyer, and agent could gain from the arrangement.
