But first why video?
Because the numbers do not lie.

๐ฌ THE 3-PART PROPERTY VIDEO FORMULA

PART 1 THE HOOK (First 8 seconds)
This is the most important part of your entire video.
You have 3 seconds, maybe 5 if you are lucky before someone scrolls past you.
So your first sentence must STOP them cold.
Look directly into the camera. Do not look at the property. Do not look at the ground. Look at the camera.
And say something like this:
๐ฏ "If you have been looking for a 3-bedroom in Lekki under N5M do not scroll. This one will not last the week."
๐ฏ "I just got access to the cleanest apartment I have listed in Ajah all year. Let me show you inside."
๐ฏ "This property in Sangotedo is everything my clients have been asking for and it just dropped today."
One sentence. Direct. Specific. Urgent.
That is your hook.
PART 2 THE TOUR (8 to 50 seconds)
Now you walk. And you talk.
Hold your phone horizontally for a wider view. Walk slowly do not rush. Pan
smoothly from one side to the other.
Here is what to show and what to say:
๐ช The Entrance "Look at this entrance. Clean, spacious, and well-finished."
๐๏ธ The Living Room, "This living room is generous. Enough space for a full family setup sofa, TV, the whole thing."
๐ณ The Kitchen"The kitchen is fully tiled, modern cabinets, and the layout actually makes sense."
๐ The Bathroom "Clean, functional, and well-maintained. No plumbing issues. No leaking ceiling. Just move in."
๐ฟ The Bonus Features "And look there is a balcony. Generator included. Gated estate. 24-hour security.
PART 3 THE CTA (Last 10 seconds)
Do not end your video by just walking out of the property.
Turn back to the camera. Look directly at it. And give them ONE clear instruction.
Not two. Not three. ONE.
๐ฏ "Price is between N4.5M and N5M. DM me the word 'LEKKI' right now for full details, more photos, and to book your inspection this week."
๐ฏ "Send 'TOUR' to my WhatsApp right now and I will give you everything you need to make a decision."
๐ฏ "Comment 'PRICE' below and I will reply with the full breakdown immediately."
One keyword. One action. One instruction.
That is what converts a viewer into a DM.
