It was the first Tuesday without our Real Estate classes here on Instagram.
I had it all planned out â what I will teach you.
Letâs do it today instead.
Thank you for waiting for me.
Letâs talk about Peak Value of a property.
I know we always talk about how lands appreciate.
But it gets to a point when the value of the land is no longer rapidly appreciating.
Thatâs because the area is now fully developed and major projects are completed.
This doesnât mean that the price of the land no longer goes up but it canât just go from 150million to 800million per plot anymore.
Think of locations like GRA phase 1 in Port Harcourt or Lekki Phase 1 in Lagos.
Theyâre already premium, already developed.
You wonât see a plot jumping from âŚ300m to âŚ1bn quickly.
Why?
They are already at or near peak value.
If your question is;
Should you buy lands at their peak value?
My answer to you is;
It depends on your âwhyâ (your goal).
This is why I keep saying that if you have to buy a property, have a goal.
Why exactly am I buying this property?
What do you want to achieve with your Real Estate investment portfolio?
What do you want it to look like?
If you are starting out your investment journey in Real Estate, please donât rush to locations that have reached their peak value.
Because at that point, the development that would have caused the most significance or appreciation on your property have been completed.
Remember that development is the major driver for value appreciation.
If you want real growth, look for places that are:
đ opening up,
đ gaining infrastructure,
đ attracting development, and
đ not yet saturated.

I grew up watching Uyo transform with my own eyes.
For those of you who donât know Uyo, it is the capital of Akwa Ibom and I am from Akwa Ibom.
New roads. New estates. New businesses. New money.
I really canât remember how Uyo was before.
Iâm talking about before the Itam Flyover, Ikot Ekpene road, even the Ring Road III project that I was a part ofâŚ
One small decision from the government⌠and land values multiplied like magic.
And do you know that people knew this was going to happen and some bought lands long before this transformation?
They positioned themselves.
This is like the golden rule Iâve been talking about in Real Estate;
âFind out where people are moving to and buy lands before they get thereâ.
Every city has its own rhythm.
đ Lagos is a bustling network of opportunity.
đ Abuja is structured, intentional, and premium.
đ Port Harcourt is a blend (growing fast with a quiet strength).
đ Uyo is calm but strategic, rewarding people who saw its future before it became loud.
đ Ibadan is opening up in ways people once underestimated.
And hereâs the truth:
If you understand the design of a city, you can make your money work there.
You stop chasing wealth⌠and wealth starts locating you.
Real estate doesnât reward those who wait.
It rewards those who position.
The wealthy minds understand how a city is designed to grow, and they position themselves early.
Your future self is already thanking you for the decisions youâll make now.

There are things I count as wins.
One is holding a microphone.
I was going to make a post yesterday morning about my first testimony experience and my first debate experience.
Itâs very different in church.
Before I take the stage and hold the microphone, I tell myself countless times that no one is going to beat me on stage.
I fight battles with my anxiety before I face you.
But when it has to do with a subject Iâm so familiar with? I donât care what youâre going to do to me.
You will listen.
Iâm not a very hyper speaker and even though I try, I still come back to speaking calmly.
Iâm more interested in getting your attention and getting you to understand what I am saying.
I donât know if thatâs okay.
My COO says I speak like a lecturerđ
Anyways, we had a good event with the Realtors in Port Harcourt and I held a microphone.
So!
YES, I WON YESTERDAY.
I will talk about the event itself some other time.

Yesterday was my birthday.
There was a lot to read about me and share.
One of my friends posted my picture and this was the comment he sent.
âMadam everyone in my DM knows you sell landâ.
It felt so good to get this.
He is not in the same location with me.
What I was mainly glad about was that people know what I do.
Itâs just a summary of what I always talk to Realtors about.
You have be known for something.
People have to know what you do for them to trust you.
Be loud about what you do.
If you are just meeting me, he is right.
Iâm the best person to meet when you want to buy a land.
