The next phase of the Residential Tenancies Act (RTA) changes takes effect from tomorrow – 30th January 2025, impacting both landlords and tenants.

These changes relate to notice periods for ending tenancies and include:
• 21 Days - Tenants can end their periodic tenancy with 21 days’ notice
• 42 Days - Landlords can end a periodic tenancy with 42 days’ notice in specific circumstances
• 90 Days – Reintroduction of ‘no cause’ terminations - Landlords can end a periodic tenancy with 90 days’ notice without requiring a specific reason
