What sellers actually need before they trust you?

Before any motivated seller signs a contract with you, they need to believe 3 things:

1. You're real (not a scammer)
2. You can actually close (not just make offers)
3. The process will be simple for them

Most wholesalers never address any of these directly. They just send offers and wonder why sellers go cold.

Here's how you build that trust before the seller even speaks to you:

✅ YOUR FACEBOOK PAGE DOES THE HEAVY LIFTING
When a seller sees your ad and clicks through to your page, what they find in the next 30 seconds determines whether they submit a form or leave.

A page with 10+ posts, real content, and a few testimonials tells a story: this person is active, consistent, and legitimate.

A blank page with 2 posts and no reviews tells a different story.

✅ SOCIAL PROOF DOESN'T REQUIRE A CLOSED DEAL
If you're brand new:
→ Ask your mentor or coach to leave a review about working with you
→ Share what you've learned and how you approach deals, competence is proof too
→ Post about a seller situation you helped navigate, even if it didn't close

Sellers are not just buying your offer. They're buying your process and your professionalism.

✅ THE TESTIMONIAL FORMAT THAT CONVERTS
You don't need a video production. A simple quote works:

"I wasn't sure what to expect, but [Your Name] made the whole process easy. No repairs, no showings, we closed in 12 days."
- [First Name, City]

Even 2–3 of these on your landing page will meaningfully increase your form submission rate.

Trust is built in layers. Every post you publish, every review you earn, every call you handle professionally, it all compounds.

The wholesalers sellers choose aren't always the ones with the highest offer. They're the ones who felt the most trustworthy.

How to make an offer without second-guessing yourself?

The offer is where most beginner wholesalers get stuck.

They spend weeks building their system, talking to sellers, and then freeze when it's time to put a number on the table.

Here's how to think about it clearly:

📐 THE BASIC FORMULA (MAO — Maximum Allowable Offer)
MAO = (After Repair Value × 70%) — Estimated Repair Costs

Example:
→ ARV (what the house is worth fully fixed): $200,000
→ Repairs needed: $30,000
→ MAO = ($200,000 × 70%) — $30,000 = $110,000

That $110,000 is the most you can pay and still leave room for your wholesale fee and the end buyer's profit.

🔍 HOW TO FIND YOUR ARV
Pull 3–5 comparable sales (comps) within 1 mile and 1 year, same bed/bath count, similar size. Use Zillow, Redfin, or the MLS through a real estate agent partner. Your ARV is the average of those sales after repairs are complete.

💬 HOW TO PRESENT THE OFFER
Never lead with the number. Lead with your reasoning.

"Based on the condition of the property and the repairs that would be needed, and looking at what similar homes have sold for in this area recently, I can offer you [amount]. I want to be transparent about how I got there."

This approach does two things:
→ It shows the seller you did real work, not a random guess
→ It pre-handles the "that's too low" objection before they say it

🤝 WHEN THEY PUSH BACK
"I understand. Can I ask, what number were you hoping for?"

Let them tell you. Then ask: "Help me understand how you got there."

Often sellers have an emotional number, not a market number. Understanding the gap helps you bridge it, or walk away cleanly without burning the relationship.

Remember: a "no" today is a "not yet." Stay in your CRM. Follow up in 30 days.

Every wholesaler who is closing deals consistently got there by making more offers, not better ones.

What to say when a motivated seller picks up?

Most beginner wholesalers freeze the moment a motivated seller actually picks up.

They either rush to the offer too fast — or spend so long building rapport that they never ask the right questions.

Here's a simple framework that works:

📞 THE OPENING (First 30 seconds)
"Hi, is this [Name]? Great — this is [Your Name] from [Your Business]. I just got your info about the property on [Address]. Thanks for reaching out!

I just have a few quick questions so I can see how I might be able to help — is that okay?"

That last line is important. You're asking permission. It shifts the dynamic from cold call to consultation.

❓ THE 3 QUESTIONS THAT MATTER MOST:
1. "Can you tell me a little about the property — bedrooms, bathrooms, condition?"
→ Gets the basics. Let them talk.

2. "What's going on that's making selling a consideration for you right now?"
→ This is the most important question. Their answer tells you everything about motivation, timeline, and what matters to them most. Do not interrupt.

3. "Do you have a number in mind, or are you open to hearing what we might be able to offer?"
→ This tells you if they're anchored to a number or flexible.

🛡️ 3 OBJECTIONS YOU'LL HEAR — AND WHAT TO SAY:

"Your offer will be too low."
→ "That's a fair concern. My offers are based on condition and repairs needed — hard to say without seeing it. What I can promise is I'll always be transparent about how I got to the number. Would you be open to letting me take a look?"

"I already have an agent."
→ "Totally understand — I actually work alongside agents sometimes. My process is different: no commission, and I can close much faster. It's worth comparing your options, right?"

"I need to think about it."
→ "Absolutely — this is a big decision. Can I ask what the main thing you're weighing is? I want to make sure I've answered everything before you go."

The goal of the first call is NOT to make an offer. It's to understand their situation well enough to make the RIGHT offer.

→ How your process works (3 simple steps)
→ Why sellers should choose you (speed, no repairs, no fees)
→ How to contact you or request an offer

📱 YOUR FACEBOOK BUSINESS PAGE
This is the first thing sellers check after seeing your ad. It needs to look active and legitimate.

Before you run a single ad:

✅ Profile photo — your logo or a clean headshot
✅ About section fully filled out
✅ At least 8–10 posts published
✅ Reviews from anyone you've worked with

An empty page is the #1 reason a technically good ad still fails to convert.

📍 YOUR GOOGLE BUSINESS PROFILE (Free — do this today)
Search "sell my house fast [your city]" right now.

The investors showing up in the map pack are getting free inbound calls every week.

You're losing deals you don't even know about

Every week, wholesalers lose deals that were already in their pipeline.

Here's the hard truth: 80% of deals close after the 5th contact. Most wholesalers quit after 1 or 2 attempts and wonder why their conversion rate is low.

Why your Facebook ads aren't working?

Most beginner wholesalers run Facebook ads the wrong way.

They pick a stock photo of a smiling family, write "We Buy Houses Fast!" and wonder why nobody clicks.

Here's what actually works and why:

🎯 THE AUDIENCE
You're not targeting real estate investors. You're targeting homeowners in financial or life distress.

Build your audience like this:
→ Target specific zip codes (start with 5–10 in your market)
→ Age 35–65+ — the primary property-owning range
→ Layer in "Real estate" + "Personal finance" interests
→ Use life event targeting: recently divorced, recently moved, upcoming birthdays

These signals tell Facebook who is most likely going through a life transition — and most likely to sell.

📸 THE CREATIVE
Your ad needs to look like a helpful post from a neighbor, not a corporate flyer.

What works:
✅ Simple photo of a house (not a stock photo)
✅ Short video of YOU speaking to camera (30–60 seconds)
✅ Conversational copy that speaks to a specific pain

What doesn't:
❌ Generic smiling family stock photos
❌ Jargon like "AS-IS, no contingencies"
❌ Anything that looks like a real estate agent ad

💰 THE BUDGET
Don't start with $500/day. Here's the smart approach:

Week 1: Run 2–3 variations at $10–15/day each
Week 2: Kill what's not working. Scale the winner to $25–30/day
Month 2: Build a lookalike audience from your leads — cost per lead typically drops 30–40%

A healthy, motivated seller campaign costs $15–$45 per lead.

If your average wholesale fee is $10,000, spending $1,000 in ads to close one deal is a 10x return.
