Ang design at level of finish ang may pinakamalaking impact sa cost per sqm.

𝐒𝐓𝐄𝐏 𝟐: 𝐈𝐂𝐎𝐌𝐏𝐀𝐑𝐄 𝐀𝐍𝐆 𝐌𝐀𝐑𝐊𝐄𝐓 𝐑𝐀𝐍𝐆𝐄.
Magtanong sa ilang contractor o architect para makuha ang realistic average.
Halimbawa (as of now):

Standard Finish: ₱28,000–₱35,000 per sqm
Mid-Range Modern: ₱36,000–₱45,000 per sqm
Semi-Elegant Modern: ₱46,000–₱55,000 per sqm
High-End Finish: ₱56,000 pataas per sqm

Hindi eksaktong presyo ito — pero magandang ballpark figure para masimulan ang pag-iipon at pagplano.

𝐒𝐓𝐄𝐏 𝟑: 𝐈𝐃𝐄𝐓𝐀𝐋𝐘𝐄 𝐀𝐍𝐆 𝐒𝐂𝐎𝐏𝐄.
Kasama ba sa plano mo ang:
Gate, fence, at landscaping?
Built-in cabinets o lighting fixtures?
Appliances o solar setup?
Mas kumpleto ang scope, mas accurate ang computation per sqm.

𝐒𝐓𝐄𝐏 𝟒: 𝐌𝐀𝐆𝐋𝐀𝐆𝐀𝐘 𝐍𝐆 𝐂𝐎𝐍𝐓𝐈𝐍𝐆𝐄𝐍𝐂𝐘.
Laging maglaan ng 10–15% contingency fund para sa price adjustments o unforeseen works.
Ito ang safety net ng bawat homeowner na ayaw maipit sa budget.

𝐑𝐄𝐀𝐋 𝐓𝐀𝐋𝐊:
Ang “ballpark costing” ay hindi eksaktong presyo — pero ito ang matibay na simula para ma-plano mo nang maayos ang ipon at construction journey mo.
Mas maganda ang may malinaw na direction kaysa puro tantya.

Ikaw, alam mo na ba kung magkano per sqm ang target mong budget?
Comment mo “Estimate” kung gusto mong matulungan naming mag-compute base sa design o lote mo.

Today, we took a moment to recognize and appreciate the dedication, curiosity, and passion demonstrated by our On-the-Job Training (OJT) trainees here at VJS Architecture & Design.

From day one, they stepped into our home office not just as trainees but as part of the team. They observed, asked, explored, contributed, and most importantly, learned. They immersed themselves in the design process, field exposure, technical work, and the realities of professional practice. And in return, we witnessed their potential unfold day by day. Beyond the drawings, models, and site visits, what stood out was their genuine eagerness to grow. That, more than anything, is what architecture—and any meaningful profession—is all about.

To our trainees, thank you for allowing us to be part of your journey. We hope the lessons, challenges, and experiences you’ve gained here help shape your path ahead.
