𝐒𝐭𝐚𝐭𝐞𝐦𝐞𝐧𝐭 𝐨𝐟 𝐭𝐡𝐞 𝐏𝐫𝐨𝐛𝐥𝐞𝐦:
The client has acquired a 120-square-meter residential lot (10m x 12m) located in The Beverly Place, Mexico, Pampanga, Philippines. In accordance with the Philippine Building Code and local setback requirements, the goal is to design the maximum allowable house size for the property.

The proposed design must include the following:
1. Ground Floor: Living area, dining area, kitchen, powder room/toilet, laundry/utility area, staircase, and a 1-car carport.
2. Second Floor: Two bedrooms (Master’s and Guest), two bathrooms, storage space, and a small balcony.
3. Additionally, the design should consider an optional future expansion for a rooftop or third floor.

The challenge is to maximize space efficiency while ensuring comfort, functionality, and compliance with building regulations.

A 74-square meter commercial office space is set to become the first official workplace of a startup law firm. The firm envisions a collaborative yet professional environment that reflects both credibility and modernity. The challenge lies in designing a compact yet efficient layout that accommodates essential workspaces, maintains a sense of openness, and maximizes access to natural light. The design must also incorporate a mix of modern elegance and industrial aesthetics, with statement features such as a PU stone accent wall to add identity and character to the client-facing spaces.

𝗗𝗲𝘀𝗶𝗴𝗻 𝗢𝗯𝗷𝗲𝗰𝘁𝗶𝘃𝗲𝘀:
1. 𝗠𝗮𝘅𝗶𝗺𝗶𝘇𝗲 𝗡𝗮𝘁𝘂𝗿𝗮𝗹 𝗟𝗶𝗴𝗵𝘁: Ensure that natural lighting reaches the majority of workspaces through effective layout planning and use of transparent or semi-open partitions.
𝟮. 𝗘𝗳𝗳𝗶𝗰𝗶𝗲𝗻𝘁 𝗦𝗽𝗮𝗰𝗲 𝗣𝗹𝗮𝗻𝗻𝗶𝗻𝗴: Optimize the 74 sqm area to comfortably accommodate all functional spaces without compromising comfort or workflow.
𝟯. 𝗕𝗿𝗮𝗻𝗱 𝗜𝗱𝗲𝗻𝘁𝗶𝘁𝘆 & 𝗔𝗲𝘀𝘁𝗵𝗲𝘁𝗶𝗰 𝗔𝗽𝗽𝗲𝗮𝗹: Integrate modern-industrial elegance through material selection, lighting, color palette, and feature elements such as a PU stone wall.
