OpenSesame.PH started in a very random university day. Our CEOâs professor briefly mentioned foreclosures, with no intention at all of endorsing them for sale. Zero opened his laptop, briefly aware of the foreclosure process, and accessed one of the leading commercial banksâ inventory online.
It was as if the problem was staring back at him. That was a time when banks merely presented their assets in a tabular manner. He knew it would be difficult for prospective investors to decide smartly if only the published information in those tables were available. Without foreclosed properties being presented properly, people would avert from ever considering it, scaring away potential investors from dabbling in a new kind of property segment.
OpenSesame.PH was born out of a genuine, actionable problem, and it was launched during an immense interest in 2025. It took the co-founders more than a year to assemble its team and build the marketplace platform. Now, OpenSesame.PH is continuously building partnerships with banks to deliver diversified foreclosed properties up for grabs by the whole Philippine market. Is your hesitation about foreclosures emotional, financial, or legal?
Different investors have different risk appetites. Some immediately close off doors when they hear that the property has an illegal occupant. They get emotional when someone is ejected from the property, simply because the occupants might not have a shelter to go to. Some also have superstitious beliefs about houses that have had a bad experience with their occupants.
Others feel that bank-foreclosed properties offer relatively higher monthly amortization because of shorter loan terms and higher interest rates.
A few also feel hesitant because they are unfamiliar with the process and documentation associated with the property purchase.
It can vary from person to person. Whatâs important is for you to start asking yourself that question to know what kinds of processes you can tolerate.
If itâs financial or legal, maybe thereâs an alternative way to solve this problem. A buyer can look through different financing options, not necessarily limited to Pag-IBIG or bank financing. If itâs the lack of knowledge in the legal process, it might just take watching a few of our videos to alleviate that hesitation.
A smart investor is a reflective investor. And while you cannot dissociate your emotions with your investments (and we donât mean investments in foreclosed properties alone), itâs best to understand your red flags so you can immediately redirect your energy or refocus on certain investment vehicles.
