Maraming pamilya ang nabibigla ditoโakala nila pag namatay ang borrower, โautomaticโ na mawawala rin ang utang. Hindi po. Sa Pilipinas, ang utang hindi namamatay kasama ng tao; karaniwan nagiging pananagutan ito ng estate (mga naiwan mong ari-arian), at yung bahay/lot na naka-mortgage ay mananatiling collateral hanggang ma-settle.
Pero may good news: madalas may insurance ang housing loan na pwedeng sumalo.

1) Pinaka-common scenario: MAY MRI / Credit Life Insurance โ
Sa karamihan ng home loans (banks at Pag-IBIG), required ang Mortgage Redemption Insurance (MRI) o credit life insuranceโito yung insurance na magbabayad ng remaining loan balance kapag namatay ang borrower (depende sa coverage at terms).
Kung ma-approve ang claim:
Babayaran ng insurance ang outstanding balance (up to coverage)
Ma-re-release ang mortgage / mas madali nang alisin ang encumbrance pagkatapos ma-process
Mas secured ang bahay para sa pamilya

Kung walang insurance, hindi qualified, o may lapses:
Tuloy ang amortization (may interest/penalties kung di mabayaran)
