(Kapag namatay ang borrower habang may ongoing housing loan)

Maraming pamilya ang nabibigla ditoโ€”akala nila pag namatay ang borrower, โ€œautomaticโ€ na mawawala rin ang utang. Hindi po. Sa Pilipinas, ang utang hindi namamatay kasama ng tao; karaniwan nagiging pananagutan ito ng estate (mga naiwan mong ari-arian), at yung bahay/lot na naka-mortgage ay mananatiling collateral hanggang ma-settle.

Pero may good news: madalas may insurance ang housing loan na pwedeng sumalo.

1) Pinaka-common scenario: MAY MRI / Credit Life Insurance โœ…

Sa karamihan ng home loans (banks at Pag-IBIG), required ang Mortgage Redemption Insurance (MRI) o credit life insuranceโ€”ito yung insurance na magbabayad ng remaining loan balance kapag namatay ang borrower (depende sa coverage at terms).

Kung ma-approve ang claim:

Babayaran ng insurance ang outstanding balance (up to coverage)

Ma-re-release ang mortgage / mas madali nang alisin ang encumbrance pagkatapos ma-process

Mas secured ang bahay para sa pamilya

Pag-IBIG specific: May MRI/SRI ang housing loan at ina-apply ang proceeds sa outstanding obligation kapag death/PTD.

2) Kung WALANG MRI / hindi covered / lapse ang insurance โš ๏ธ

Kung walang insurance, hindi qualified, o may lapses:

Tuloy ang amortization (may interest/penalties kung di mabayaran)

Pwedeng habulin ng lender ang collateral (bahay/lot) via foreclosure kapag nag-default

Ang heirs hindi automatic personal na may utang, pero kung gusto nilang ma-keep ang property, kailangan nilang ayusin ang payment/settlement (usually through the estate or arrangement with the bank).

3) Paano kung may co-borrower / asawa? ๐Ÿ‘จโ€๐Ÿ‘ฉโ€๐Ÿ‘ง

Kung may co-borrower o may pumirma bilang surety/guarantor, pwedeng sila ang habulin ng lender based sa kontrata (kasi signatory sila).

Kung mag-partner/spouses ang borrowers, usually may insurance pa rinโ€”pero check kung sino ang insured at ilang percent ang covered (lalo na kung dalawa ang borrowers).

4) Ano ang dapat gawin ng pamilya ASAP (Practical Step-by-Step)

โœ… Step 1: I-notify agad ang lender (Bank / Pag-IBIG) tungkol sa death.
โœ… Step 2: Tanungin agad: โ€œMay MRI/Credit Life po ba? Active pa ba? Ano requirements for claim?โ€
โœ… Step 3: Habang pending ang claim, sundin ang instruction ng lender kung kailangan munang magbayad para hindi mag-penalty (varies per lender).
โœ… Step 4: Mag-file ng insurance claim at kumpletuhin ang docs.

Example ng typical requirements (banks): PSA Death Certificate + proof of relationship (marriage/birth cert) + IDs + settlement documents (depende sa case).
Pag-IBIG: May housing loan insurance claim process at ina-accept via branch/email channels (per Pag-IBIG official post).

โœ… Step 5: After ma-settle ang loan, saka ayusin ang transfer of title to heirs (usually via settlement of estate) at cancellation ng mortgage annotation sa title.

5) โ€œSo safe na ba ang bahay ng pamilya ko?โ€

Safe kung:

active ang MRI/credit life,

ma-file agad ang claim,

at complete ang documents.

Delikado kung:

walang insurance / lapsed,

walang may kayang magtuloy ng payments,

or matagal na unpaid (risk of foreclosure).

6) Prevention Tips (para hindi mahirapan ang pamilya)

โœ… I-keep ang kopya ng loan docs + insurance policy sa isang folder
โœ… I-check yearly kung updated ang MRI/insurance premiums
โœ… I-inform ang pamilya kung anong bank/branch at account details
โœ… Kung kaya, mag-add ng separate life insurance (extra safety net)
โœ… Kung may co-borrower, linawin ang hatian at coverage habang maaga.
