🚨 STOP. Before You Send a Deposit for Property in Turkey… Read This. 🚨
Our client found his dream home in Bursa. He visited it, agreed on the price, and the realtor asked for a 2% deposit with a “preliminary sales contract.”
The contract was in Turkish only.
It looked official.
It was NOT a real preliminary sales agreement.
It was a general real estate service contract. If he changed his mind, he could lose his deposit. Worse, mistakes during the title deed process for foreign buyers can create serious financial risks — sometimes up to 10-30% of the purchase price.
We stepped in before the transfer.
✔️ Reviewed the contract
✔️ Stopped the deposit
✔️ Drafted a proper agreement protecting the buyer
✔️ Completed full legal due diligence before any payment
The purchase was finalized safely. No pressure. No hidden risk. No last-minute surprises.
Because here’s the reality:
Some buyers face inflated prices, sudden changes at the title deed office, or refusal to refund deposits. When you’re stressed, on a visa timeline, or buying from abroad, it’s easy to feel forced to accept unfair terms just to “save the deal.”
Before ANY deposit is paid, our real estate lawyers prepare a detailed legal risk report covering: market value analysis, liens, lawsuits, restricted zones for foreigners, citizenship/residence permit eligibility, usufruct rights, family home status, and even company background checks if the seller is a corporation.
We do NOT sell property.
We do NOT receive commission from agents or developers.
We represent buyers only.

NEW UPDATE: 01 MAY 2026
Türkiye CANCELS Additional Increase in Residence Permit Fees; 2026 Tariff Schedule Remains in Force
Türkiye has officially withdrawn the additional increase in residence permit fees that was expected to take effect after May 1.
Following a comprehensive review by the Ministry of Interior, the higher tariff was reversed. Accordingly, the fee schedule published in the Official Gazette dated Dec. 31, 2025 (Issue No. 33124), effective Jan. 1, 2026, remains fully in force.
Residence permit fees continue to be calculated based on nationality in line with reciprocity principles and bilateral arrangements.
For the majority of world countries not subject to special arrangements, the applicable structure remains:
• First month: USD 25
• Each additional month: USD 5
(Click the link to see the full list of countries and detailed breakdown.)
All application and card issuance fees remain unchanged under the January 2026 framework.
Applicants are advised to calculate total payable amounts based on their nationality and intended duration of stay.

PREVIOUSLY: 30 APRIL 2026 (This is no longer valid)
Turkey has announced a major update to residence permit regulations effective May 1, 2026. Application fees for certain nationalities will increase significantly, reaching up to 83,722 TL for a three-year permit. Nationals of a long list of countries will now be subject to a fixed tariff system, while other applicants will be charged on a monthly calculation basis determined at the time of application.
In addition, work permit fees have also been sharply revised, and a new single-entry visa fee of 9,376.40 TL has been introduced for certain applicants entering Turkey without a valid consular visa. Some categories such as university students and long-term residence holders remain partially exempt.
One of our contacts shared with us a random video on Instagram — and that’s how we discovered .
We reached out to Kezandra and Tom and learned that they were facing a complicated situation.
Their caravan was registered under Tom’s name. While in Turkey for work, Tom had to travel to Japan. During that time, Kezandra attempted to take the caravan out of Turkey — but since it was not registered in her name and there was no legal link formally recognized at customs, she was unable to proceed and faced serious difficulties.
Tom was informed that because he is not a Japanese citizen, the process could not be handled directly in Japan as initially thought, and that coordination with the Turkish authorities abroad would be required.
After stepping in, we contacted the Turkish Embassy in Japan, guided Tom through the required documentation process, and ensured that the correct paperwork was prepared without him going back to UK or Turkey.
Once the documents we directed were shipped to Turkey, the caravan successfully cleared the border and exited the country without further complications.
Since the matter did not require extended legal work, we handled this case on a pro bono basis.
We sincerely thank them for their video feedback and wish this lovely couple continued adventures, success, and happiness on the road.
