Real Estate is a huge gold mine waiting to be tapped. An estimated deficit of 1,000,000 houses and a government housing stock of less than 11,000 means the market is practically infinite. National Housing and Construction Cooperation could only put up less than 4,000 units since 1986 meaning 99% of the housing burden rests on the shoulders of the private sector.
Friends, there is a lot of money to be made. But you need to know how. The biggest problem in Uganda has been and is still the lack of knowledge on Real Estate investment. There is no doubt we can build nice houses but we don’t know how to build profitable apartment blocks.
Secondly, Ugandans have not yet understood the discipline of cooperation so we are content to build a ram shackled mansions on high value property rather than establishing partnerships with investors and banks to put up multimillion dollar apartment blocks able to generate billions of shillings in revenues and profits.
Areas such as Kamwokya, Namuwongo, Mulago, Nsambya are prime estates with plots easily fetching upto a million dollars a piece but rather than glittering in affluence and splendor are the bane of society. Yes, from my office in Bwaise, Mulago hill is a thick crust of rusted iron sheets coating the hill in despair and gloom. It takes real faith to find hope and happiness in a slum.
