Now that the lower level walls were filled and the floor framed, the main floor walls are being built up. Jacks are installed on the inside to temporarily support the walls and create a scaffold. Once the concrete in the lower walls gains full strength the side walls are waterproofed, french drains are installed and the side yards are backfilled.

Construction continues on the ADU (Additional Dwelling Unit). The custom spiral stairs are framed and walls and roof are sheathed. A foundation has been poured for a covered shop area that extends the deck between the house and ADU. Next up, rough plumbing and electrical and doors and windows installed.

The largest of my three projects under construction right now is a new home to replace one destroyed in the horrific Eaton Fire in Altadena last year. My clients chose to rebuild their home using ICF construction, a fireproof and energy efficient technology consisting of interlocking foam blocks that act as permanent Integrated Concrete Forms. I am very familiar with ICF construction because I designed and built a 3400 sq ft hillside home in Glendale using ICFs.
As they are assembled, steel rebar is laid into the forms, then concrete is pumped in from the top. Last December the basement, crawlspace and garage walls were formed, in January these walls were filled. Hardware is inserted before pouring so that the floor framing can be attached later. After these walls were poured the garage dirt was compacted and a slab was poured. Next, the main floor was framed. In the next post, the walls continue up!

Right now I have three design projects approved and in various stages of construction at the same time! Two are in Altadena, replacing structures destroyed by the devastating Eaton Fire, and the other is in La Canada. I am grateful to all of my clients for entrusting me with their homes, I get to know them and how they like to live so I can do my best to create exactly the home they desire. There is nothing quite as personal as a home, and no two should be alike.
This new Altadena home is using ICF construction, something I first learned when designing and building my Buckingham House in Glendale. After losing their home in a fire the choice to build a poured-in-place concrete home was clear.
ICF stands for “Integrated Concrete Form”, these foam form blocks stack like Legos, inserting reinforcing steel as the walls are built, then are filled with concrete. These photos show the wall forms of the garage starting to rise. This is a strong, fireproof, easy form of construction but not a lot of contractors are familiar with it. For this job we got an engineer, contractor and subcontractor who all specialize in ICF construction, they bring years of expertise to this project!

I’m pleased to see ground being broken on a new home I designed to replace one completely destroyed by the Eaton Fire in Altadena. Designing the home was easy compared to navigating the approval process. Los Angeles County was overwhelmed with new projects due to the horrific fires which destroyed over 8600 structures. My clients were amazing, proactively advocating for themselves from the beginning. Still, it took a long time to go through the process and now the construction FUN begins!
