π **Straight From the Shore**
The Fed met today and, as expected, left interest rates unchanged.
If you were hoping this meeting would bring immediate relief in mortgage rates, that did not happen.
The Fed's message was clear: inflation remains a concern, the job market is still relatively strong, and they are not in a hurry to lower rates.
What does that mean for real estate?
First, the Fed does not directly set mortgage rates. Mortgage rates can move up or down even when the Fed does nothing. But today's meeting reinforces what we've been seeing for months: there is still no clear signal that dramatically lower borrowing costs are right around the corner.
This is important because many buyers and sellers are still waiting.
Buyers are waiting for lower rates.
Sellers are waiting for higher prices.
The challenge is that waiting is not risk-free for either side.
If inflation remains elevated, the cost to build, insure, repair, and replace homes continues to rise. Historically, hard assets like real estate tend to hold value better than cash during inflationary periods.
At the same time, if rates remain elevated or move higher, affordability becomes more challenging. That can reduce the number of qualified buyers in the market and put pressure on home prices in some areas.
For buyers, waiting for rates to fall could mean paying more for the house.
For sellers, waiting for prices to rise could mean having fewer buyers.
This is exactly why I continue telling my clients not to focus on timing the market perfectly. Focus on your goals, your finances, and your family's needs.
Buyers today have more negotiating power, more inventory to choose from, and often more seller concessions than we've seen in years.
And sellers should remember something important:
The best offer you ever receive is not always the highest offer.
Sometimes it's the offer that actually closes.
