Recap of the Quarterly Board of Directors Meeting on Marth 4th, 2025:
The meeting was called to order, and the previous minutes were accepted. The management company provided a management report. Our overall financials are in good shape.
The HOA attorney, Neil Saydah, attended the meeting and a discussion was held on the process required to amend our CC&Rs as well as the pros/cons of changing specific rules. The primary discussion was on the rules for the late fees and interest rates stipulated by our documents and when they kick in. One homeowner expressed a desire for information to be published on the fees themselves, when they apply, and how long a time there is before they apply. The board agreed and we are going to put something together and post it in the community Facebook group. We also asked the community manager if he could add the fee table and information to the late notices so if someone does happen to get one, all the information will be there.

The next quarterly board meeting is going to be our annual meeting and is tentatively scheduled for June 3rd.

***HURRICATE PREPARATION***
All, with hurricane Milton approaching this week, please make sure you take some time and bring your outdoor items somewhere in your home or make sure they are safely tied down. This includes trampolines, garbage/recycling cans, pool toys, basketball goals, patio furniture and the like. The last thing we need during the storm is for random items to be blown about and start destroying windows or cars.

Recap of Annual Membership Meeting on June 25th, 2024:
At 6pm, the Annual Membership Meeting was called to order. As a quorum was not met, the meeting could not be held. Therefore, the Board of Directors continued in place for the next term. A regular Quarterly Meeting of the Board of Directors then took place.
Recap of the Quarterly Board of Directors Meeting on June 25th, 2024:
The meeting was called to order and the previous minutes were accepted. The management company provided a management report. Our financials are in good shape, and we continue to pace at or under our operating budget for the year. A motion was made to send all accounts that were more than 2 payments as of July 31st to collections, excluding those on payment plans. That motion was carried. Late notices will be sent out prior to homes being sent to collections to allow time to get current or get on payment plans.
To end the meeting the board had a discussion with the 1 homeowner who attended the meeting. Overall, it was very positive, and we enjoyed hearing from our neighbors.

All, if you’re wondering what all the yellow flags are for, it’s for new fiber that’s being run throughout Apopka. Here is the link to the Apopka city page which also says that if you have issue with the installation, you’ll have to take it up with the utility company directly. I’d suggest taking pictures of your lawn with the yellow flags in it so you have proof of what it looked like before they came through.
Resident Update: Fiber Installation At this time multiple fiber optic companies are installing and expanding their network within the City of Apopka. Homeowners will need to reach out to the companies directly about any issues.
