You know your home better than anyone else — upgrades you’ve made, how well it’s been maintained, etc. So, don’t just take an appraisal at face value. Especially if you know your home is worth more.

If you think the appraisal you received on your home is too low, challenge it!

Here are 9️⃣ steps you can take to appeal it.

🔸 Request a copy of the appraisal report, otherwise, you won’t have access to it.
🔸 Check every detail, there could be very obvious mistakes that the appraiser unintentionally made but didn’t thoroughly check through.
🔸Contact your lender and request a value appeal, but make sure you can substantiate any claim with evidence.
🔸 Provide updated comps, especially if home prices in your neighborhood are increasing rapidly.
🔸 Make sure there are no missing permits: If you’ve made additions or improvements to your home and didn’t get building permits you might have an issue with its value because an appraiser cannot consider the improvements in the appraisal if they’re not permitted.
🔸 Make upgrades and improvements clearly known to the appraiser.
🔸 Have your agent meet with the appraiser to help communicate the supporting data, such as comps and improvements.
🔸Appeal an appraiser who doesn’t know the area.
🔸 Get a second opinion but be aware that a buyer’s lender might not accept your appraisal because they typically use appraisers they trust and have worked with before.
