Welcome home Nick & Wayne!
I had the pleasure working with these two awesome guys finding them their new home just around the corner from me, hey new neighbors ๐๐ผ
Nick and Wayne gave me their wants and needs in a home and we started this entire process middle of September, closing November 15. We toured 2 houses, 1 went under contract on our way to the showing and their dear friend Li was with us on that day who found this stunner of a home that just had a $60,000 price reduction! Andโฆwe got the home under list price!!
I immediately picked up the phone to call the listing agent to setup a showing right away. We played phone tag and I told em itโs right down the block from Li and I, so letโs go drive by and see it. Well, to our great benefit of surprise Amber the listing agent was showing the home so we waited patiently and had our chance to take a look around. We also had a amicable transaction with the listing agent and seller as you can see us all pictured together after closing. Iโve only heard horror stories about transactions that arenโt that fortunate but itโs my intention and reputation to be a easy going agent that can get what my clients want out of the deal while working diligently with the co-op agent. Thanks Amber for making it easy!
Long story short, Nick fell in love with its meticulously designed features, the neighborhood itself, which is the award-winning Hedgewood Homes community Manchester and the unfinished details that he and Wayne could make their own. I cannot wait to see the finished product of the jaw dropping renovations they have planned to add extra space to this piece of art. This was such a fun experience to go through with two friends on time warp speed that Iโm grateful they trusted me in advising and guiding them through the home buying process.

Have you heard about Zillowโs catastrophe?
A couple years ago, they created their iBuyer program where they infiltrated cities across the US, buying and โflippingโ homes and by โflippingโ I mean a shabby paint job, leave the nails and TV wall mount up for you to remove so they can make a profit.
Hereโs the scenario: they go into a neighborhood and purchase 3 homes at $450,000 then buy the 4th home at $500,000. All 4 homes are similar in location, style, size, and amenities. Zillow can then use that โcompโ for the other 3 homes and turnaround to sell the other 3 homes at a profit for doing absolutely nothing.
Well, their formula did NOT work at all and theyโve been losing millions of dollars, they cut their iBuyer program and are laying off 25% of their workforce as a result of this debacle! Zillow definitely contributed to the housing market inflation so Iโm glad to see this program kick dust.
Picture above is a Zillow home in McDonough, GA I viewed with a client Monday and this was a prime example of putting lipstick on a pig.

Today marks my 1st closing ever in real estate! This was my first listing and my amazing friends now clients put all their trust in me to lead them through the home closing process. Matt & Sam arenโt pictured because they did a mail away closing, so talk about a first of many firsts. There were many learning opportunities along the way, which has been such a fun experience!
