One thing we always try to prep our clients for — but it still surprises people every time — is the post-closing junk mail wave.

You'll start getting letters that look very official:
▪️ "Final Notice"
▪️ "Immediate Response Needed"
▪️ "Mortgage Protection Required"

Some even reference your lender or loan details. Sneaky, right?

Let us be really clear:
✅ Most of this is marketing — NOT your lender.
✅ You are not required to respond or send anything back.
✅ And no… your mortgage is not in danger.

So how do you know what's real?
Here's a simple filter —

Likely legit:
▪️Anything from your actual loan servicer (you'll get a welcome letter — keep that one!)
▪️Property tax notices from your county
▪️Homeowners insurance documents

Be cautious with:
▪️"Mortgage protection" or life insurance offers
▪️Requests asking you to send a copy of your deed
▪️Letters asking for fees to "verify" your loan info
▪️Anything creating urgency or pressure

👉 Quick rule of thumb: If it feels aggressive or confusing, it's probably not important.

And when in doubt? Just send it to us. Seriously. We'd rather answer a quick "is this real?" text than have you stress over a scammy letter.

🏡 Attention Realtors — VA appraisals just got a whole lot easier.

Effective May 1, 2026, the VA is removing several Minimum Property Requirements that have historically held up closings — and this is a big deal.

Here's what changed:
✅ Non-vented heaters are no longer automatically flagged
✅ Radon gas requirements have been removed entirely
✅ Lead-based paint language has been simplified
✅ Several administrative items tied to detached improvements have been eliminated

Translation? Fewer repair conditions. Less back and forth. Fewer re-inspections on items that never truly impacted safety or livability.

VA didn't get looser. It got more practical.

If you've been steering sellers away from VA offers based on past experiences — or if your buyers have been hesitant to compete with a VA loan — this changes things.

The VA's focus is now squarely on what actually matters: Is the home safe, sound, and sanitary? If the answer is yes, the path to closing just got smoother.
