There are times where you have to bend a little in order to find a middle ground in terms of price. The seller on this one was pretty firm on the asking price but due to another company being too pushy (they didn’t like that) she decided to work with me and get the job done.
One thing about me, I’m not going to waste anyone’s time…certainly not mine so if the deal doesn’t make sense I won’t pursue it. But in this case the deal made sense, just needed to find something that makes all parties feel as if they won. Thats what I did!
This property just required too many repairs that they werent willing to invest so it was best for them to sell. And that’s why I’m here!

This one took over a year of working with the seller. Was going through probate, went with another company, the other company fell through and ghosted him. Then I came in with a realistic offer, had to go back to the probate courts and submit an amendment due to the difference in purchase price from the original company and mine. Took 6 months. Had to get 11 signatures…one was incarcerated. Another was MIA so we had to wait 30 days for a newspaper ad to go through.
The original buyer fell through over some BS So I scrambled to find another buyer and finally got it closed in two weeks!
It’s all about getting the job done and doing what i say im going to do no matter how long it takes. Thats how i operate. Maximum effort/priority.

This one meant a lot because the homeowner was going through preforeclosure and was close to losing the home! But the only reason she was close to losing the home was due to another company wasting her time for 4 months!
I stepped in and was transparent and direct. I let her know exactly what needed to be done to stop foreclosure sale. She trusted me and let me work!
She avoid auction with 2 days to spare. I didn’t waste 4 months of her time, it only took 3 weeks to get the deal done.
