They also qualified for an additional $5,000 to go towards closing costs Which was about $8000.00 . I then got the seller to pay the $3000.00 difference. This means that my buyer had to bring NO MONEY on closing day.

SCENARIO 2: Client had a 647 credit score. We got them $25,000 in down payment assistance which was used for the entire down payment and closing costs and the rest was used to buy down the interest rate. Again my client didn't bring anything to the closing table.

SCENARIO 3: Client had a 584 credit score, We got $10,000 from the city of Augusta down payment assistance program. This took care of closing costs and some down payment. Seller didn't want to pay any closing costs so the client had to come to the table with $2000.00
