Most buyers walk into a home and lead with their emotions. The kitchen, the natural light, the floor plan. All valid, but they're not what will cost you money in year three.

Three things I check before letting any client fall in love:

The roof. Listings will tell you the roof is "newer." Ask for the exact installation date and the warranty paperwork. A 14-year-old roof is not the same investment as a 4-year-old one.

Water stains. Look up. Stains around window frames and ceiling corners point to flashing issues, ice damming, or grading problems. None of those are cheap fixes.

Yard slope. Walk the property in your head during heavy rain. Where does the water go? Toward the foundation is a problem. Away from it is the answer you want.
