A client recently asked me if it's a bad time to buy in Austin. Here is how I responded…
For starters, I have been getting this question a lot lately, and I understand why people are asking.
We’re currently seeing:
• Price drops all over
• Homes sitting for 60–90 days
• Sellers accepting massive discounts just to move on.
So, it’s easy to assume that it’s a bad time to buy.
But what if I told you I’m personally looking to buy in this market?
And investors are still making money right now. Both things are true - because the deals I've been seeing lately are wild.
We're also currently seeing:
• Buyers locking in 3.99% interest rates
• Sellers covering major repairs
• Homes selling tens or hundreds of thousands below list
Important to note: Not every home is a steal. The good ones still move fast, and some areas are not as affected as others. BUT, most sellers are anxious, and buyers have options — something we haven’t seen to this extent in a very long time.
You can shop around. You can negotiate. You don’t have to rush. You just need to know what a good deal looks like for you, and take the opportunity when it presents itself.
There’s a lot of buyer demand waiting on the sidelines. When rates drop even a little, or some other factor affects the market and moves the pendulum, it could get competitive again fast.
So no, I don’t think it’s a bad time to buy.
I think it’s a bad time to buy without a goal and a plan to achieve it.
