Been going down a rabbit hole on foundations for the last few weeks and figured I'd share what I found, since the cost question comes up here constantly.
Short version: for the same 2,500 sq ft house, the foundation can run anywhere from about $23K to $250K. It's almost entirely the lot, not the house.
Rough national ranges I landed on:
Monolithic slab - $15-35K
Post-tension slab - $17-40K
Stem wall - $15-45K
Pier and beam - $20-38K
Deep piers - add $28-60K on top of whatever slab you're pouring
Full basement - $60-125K
Walkout basement - $62-137K
Three things that surprised me:
1. In a cold climate, a full basement is the cheapest square footage you'll ever buy. Code already makes you dig below the frost line for the footings, so you've done most of the excavation regardless - the basement is close to a byproduct. Down south, that same hole is pure cost with nothing to show for it.
2. Deep piers aren't a decision you make. The soil report makes it. And you usually don't have that report until after you already own the land.
3. Slope is what quietly destroys foundation budgets. I looked at a bid here in Austin where the owner had budgeted $25K based on an online average. Sloped lot, stem wall, staged pours, heavy bracing - came back at $130K. Same house he'd priced flat.
What I keep coming back to: most people don't actually choose their foundation. The slope, the soil and the climate choose it, and by the time you're sitting with a builder it was settled the day you closed on the lot.
Question for anyone who's already built - did your foundation number land close to your original budget, or did the lot surprise you? Curious how common that gap is outside Texas.
