AUSTIN R.E. UPDATE-March pendings up 12% YOY in the Austin metro. April-anchored 30-day pending data (March 16 to April 14) is up 13% YOY despite the rate spike and Iran conflict.
Rates are rangebound around 6.3%. Max's year-end call is still 5.75% to 6.75%. Bond market is shrugging off the war.
Prices are still ticking down (Avg -1%, Median -2.5%, PPSF -3.4% to -5%). Not great on its face, but it's what's allowing the market to thaw. Last year, tariffs caused a screeching halt. This year, war and a rate jump barely registered. Buyers are either desensitized or they've stopped waiting.

AUSTIN LEADS THE U.S. IN JOB GROWTH, SIGNALING STRONG MOMENTUM FOR HOUSING DEMAND

Austin is leading the nation in job growth, ranking #1 among the 50 largest U.S. metros in 2025, according to newly released data from the U.S. Bureau of Labor Statistics. The region added 27,200 jobs at a 2.0% growth rate — well ahead of other Texas metros including Dallas and Houston.
