We’ve been studying what small-lot infill could realistically look like under Austin’s HOME Phase 2 ordinance. This test fit uses 35’ x 90’ lots (3,150 SF each) on a one-acre parcel, which yields 12 units per acre.
For context, most traditional Austin single-family neighborhoods sit closer to 4–6 units per acre. So this is at least double — sometimes triple — the typical density, but still delivered as fee-simple homes.
The key move isn’t just shrinking the lots. Instead of giving every house its own curb cut, we’re consolidating access with joint driveways and shared drive aisles. That reduces paved area, keeps the streetscape greener, and makes the sidewalk experience feel continuous rather than driveway-dominated.
HOME 2 technically allows lots down to 1,800 SF, but in practice we’re finding that 35 feet of width gives you better proportions, workable parking geometry, and outdoor space that people will actually use. It feels intentional rather than squeezed.
These would be built as volumetric modular through ma modular — which is what makes this density repeatable. Factory-built units, predictable costs, shorter timelines. The goal isn’t just to show that higher density is allowed. It’s to demonstrate that it can be delivered at scale without losing neighborhood character.
Still testing the edges of where the sweet spot is — but 12 units per acre, done this way, feels like a meaningful shift for Austin.
